Summary:
Functions as the Strategic Business Leader of the hotel’s Engineering department. Position has overall responsibility for building, plant maintenance and protection, grounds landscaping and maintenance, guest and associate satisfaction, as well as the financial performance of the department. Position oversees the development and implementation of departmental strategies and ensures implementation of the brand service strategy and brand initiatives. The position ensures engineering operations meets the brand’s target, customer needs, ensures associate satisfaction and maximizes the financial performance of the department. As an executive committee member, develops and implements hotel-wide strategies that deliver products and services to meet or exceed the needs and expectations of the brand’s target customer and property associates. Ensures long term asset protection and effectively manages capital expenditures to maximize the return on investment to the owner and White Lodging.
Responsibilities
Know the White Lodging Way for Engineering, housekeeping, and food service operations
Ensure the hotel’s maintenance and upkeep standards meet WL, Brand, and Guest standards
Proactively follow specific departmental procedures in performing repair, maintenance, alteration, and installation work in a safe and neat manner
Comply with the latest insurance, local county, state, and federal government codes, laws, and requirements
Determine defects, troubleshoot malfunctions, take necessary corrective action, and record same following specific departmental procedures
Have knowledge of property, staff, and services with hours of operation
Carry out all reasonable requests by management
Initiate training of new department associates on equipment and the daily functions of the hotel
Delegate or coordinate shift staff duties
Responsible for identifying and scheduling repairs of all mechanical failures to include repair of appliances, HVAC, electrical or plumbing; follow through on procedures on equipment maintenance where applicable as directed by management
Possess the ability to read and use blueprints, diagrams, operations manuals, and manufacturer’s specifications
Responsible for operating various hand and power tools in a safe manner
Follow safe working practices and conditions within your department
Function as a member of the emergency organization team become an expert on life safety system
Be aware of fire, safety, and protection equipment/hazards
Responsible for completion of preventive maintenance programs on rooms and equipment
Responsible for maintaining key inventories and procedures in coordination with risk management
Maintain positive public relations and a pleasant attitude with all guests and associates
Ensure all potential safety hazards are corrected in a timely fashion
Delegate, supervise, and participate in all preventive and general maintenance programs by:-Maintaining a room’s maintenance strategy-Maintaining tracking data check sheet and logs-Planning and scheduling preventive maintenance-Planning and scheduling corrective maintenance-Planning and scheduling project work-Regular inspections
Directly responsible for the following:-Coordination of the operation and maintenance of all interior and exterior structural fixtures and mechanical equipment to coincide with Marriott standards-Coordination and supervision of all contracted projects-In the formulation and completion of capital expenditure projects-Controlling operating costs-Preparing annual budgets
Ensure all guests’ complaints are handled with extreme courtesy and promptness
Ensure work assignments are completed with no rework
Ensure work assignments are completed with no supervision
Follow up is a must and pertinent information should be passed on consistently in pass down logs and on white boards
Maintain a clean and organized work area, and return tools to their proper place
Ensure department training, self-development, and running the department to its fullest potential
Surface issues of concern to General Manager
Work and communicate well with other departments
Assume the responsibilities of the General Manager in his/her absence as part of the property MOD program
Act as a technical liaison to all other departments
Ensure service requests are follow up on and completed as described in White Lodging Way
Review and evaluate utility reports with input on energy conservation
Ensure an adequate supply of spare parts in inventory
Coordinate preventative maintenance system according to SOP’s
Fire alarm / life safety system - to monitor and perform test systems as necessary, to be fully informed of the system operation and to handle emergencies involving the systems
Have a working knowledge of fire sprinkler and emergency power systems
Energy conservation - to observe energy and utilities usage in the resort and on the grounds
Look for ways to conserve energy and report any ideas to the Engineering Management
Emergencies - be available for any emergencies and act in an engineering capacity to protect our guests and associates, and preserve the building and its systems during the emergency
Act as quickly and responsibly as possible to return the building to its normal operating status
Inform Engineering Management of any such emergencies RDOE, VP
Records - read, log, track, and interpret readings from meters, gauges, and other measuring units; maintain a thorough log of each day’s activities and problems that occur and ensure this information is passed on to other shifts
Complete PMworks tasking and reporting
Maintain the White Lodging Way calendar for success and communicate such and submits copy to RDOE
Respond to work orders and requests and documents all work in the defect log
Participate in a weekly property walk through and completes identified deficiencies within an appropriate time
Complete weekly ENG/General Manager accountability review; submit copy to RDOE
Follow up and communicate on outstanding issues
Implement White Lodging Way for Engineering
Train, motivate, and develop property staff in the White Lodging Way of operating hotels
Communicate effectively with customers, co-workers, and supervisors
Remain flexible and responsive to scheduling needs
Communicate regularly as needed with Regional Director of Engineering
Communicate timely, clearly, and effectively to all stakeholders
Other Information
Skills
Certified Pool Operator or able to be certified within six months
Licenses or certifications in specific trade a plus (HVACR, EPA)
Demonstrated leadership and management skills in the highest level
Proficient in the use of computers, including: word processing software, spreadsheets, email systems, property management systems, and project management systems
Must be able to read and interpret blueprints, schematics, and project documents
Familiarity with union labor issues where applicable

Subject matter expert on White Lodging Way for Engineering
Ability to consistently support and execute White Lodging programs, policies, standards, and procedures primarily in Full Service properties but also in existing Select Service properties
Excellent at managing priorities, heavy workloads, and substantial job related travel
Ability to listen and to actively comprehend what others are saying and respond intelligently
Critical thinking, using logic and reasoning to identify the strengths and weaknesses of alternative solutions, plans, and conclusions
Education/Experience
Bachelor’s Degree, preferably in Facilities Management, Engineering, Construction, or Business, or extensive practical work experience in facilities management
At least 5 years of experience in Hospitality Facilities Management
Has held previous positions of Chief Engineer or Director of Engineering in large select or full service property
Experience in leading facilities, construction and renovation projects
