Wilhoit Properties, Inc. Maintenance position
KNOWLEDGE AND SKILLS:
Experience in property maintenance is preferred; must have good knowledge of skills needed to maintain a property, such as light electrical, light plumbing, painting, carpentry, landscaping and custodial work.
DUTIES AND RESPONSIBILITIES:
- Performs light electrical repairs on appliances, fixtures, outlets, circuits, etc.
- Does light plumbing work such as clearing stoppages, replacing fittings, etc.
- Replaces broken glass, screens, garbage disposals, fixtures, locks, etc.
- Does exterior and interior painting.
- Responsible for carpentry work needed on-site such as fitting doors, freeing windows, replacing and building shelves.
- Performs custodial work such as sweeping, mopping, vacuuming, emptying trash, cleaning windows in common areas.
- Repairs concrete, masonry, roof, and fencing.
- Performs limited exterior extermination services.
- Performs scheduled maintenance on all equipment (if certified) in accordance to the manufacturer’s recommendations and operating manuals.
- Maintains all exterior and common area lighting.
- Makes sure storage areas and entrances are locked and well-lit.
- Satisfies service requests while following company procedures.
- Completes apartment make-ready procedures such as painting; servicing appliances, plumbing, and electrical fixtures; repairing old and faulty parts; replacing burnt-out light bulbs; checking/changing locks; and cleaning.
- Makes regular inspections of grounds, buildings, lighting, plumbing, electrical fixtures, appliances, and major equipment. Makes repairs as necessary with the approval of the property manager.
- Takes on-call duty as scheduled on the emergency pager list.
- Familiar with power, water, and gas shut-off valve locations, location of fire extinguishers, and fire hydrants, and maintains maintenance book that identifies these areas.
- Knows emergency telephone numbers such as police, fire department, etc.
- Follows all company emergency procedures and does not work on any equipment not certified to.
- Assists in maintaining and assumes responsibility for organized maintenance shop, inventory of tools, equipment, and maintenance supplies.
- Responsible for care of lawn, tress, shrubs, and ground cover to maintain a green, healthy, eye-appealing appearance.
- Comply with all Fair Housing laws, practices, and regulations.
- Maintains and controls lawn irrigation system.
- Monitors fire suppression system and notifies vendor of any issues.
- Any additional duties as assigned.
PHYSICAL JOB REQUIREMENTS:
- Required to stand/walk for long periods of time.
- Must be able to lift 30 lbs consistently
- Must be able to lift 50 lbs on occasion.
- Must be able to move appliances up and down stairs utilizing dolly
- Requires occasional bending/stooping, kneeling, crouching, and squatting and repetitive motion
- This position requires availability for on-call emergencies at all hours
- Ability to climb on a ladder or scaffolding to heights in excess of 10’
- Balance, and work above the shoulder frequently
- Ability to work with both hands for frequent grasping and manipulation
- Ability to operate different types of equipment including, but not limited to, automobiles, lawn equipment, hand truck/dolly, and small hand powered tools
- The physical ability to tolerate required personal protective equipment such as steel toed shoes, work gloves, safety glasses, ear protection
