What are the responsibilities and job description for the Change coordinator position at WinnCompanies?
WinnCompanies is searching for a Change of Occupancy Maintenance (COM) Coordinator to join our military team at Fort Knox, KY.
In this role, you will coordinate and facilitate the administration of COMs in accordance with time, budget and quality expectations.
You will work closely with COM Manager, Leasing Manager and Community Managers.
Responsibilities
- Schedule and coordinate COM work (internal and contracted).
- Ensure scope and tasks required are identified for COM, including accurate estimations of time and cost to complete repairs.
- Utilize the Yardi database to manage COM process, including creation and update of COM packages and generation of purchase orders.
- Verify that labor and parts entries are entered on all work orders.
- Reconcile technician labor hours in Yardi.
- Ensure consistent and accurate communication between maintenance department and community / leasing offices.
Make recommendations for solutions.
- May schedule and adjust technicians' daily work loads.
- May be responsible for duties of COM Manager, other Department Managers, Resource Manager, and Field Supervisors in their absence or as required.
Requirements
- High school diploma or GED equivalent.
- Less than 1 year of relevant work experience.
- A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- Experience with computer systems, including Microsoft Office and property management software.
- Ability to respond to requests in a timely and respectful manner.
- Outstanding verbal and written communication skills.
- Good organizational and administrative skills.
- Superb attention to detail.
Preferred Qualifications
- Vocational or technical training.
- Forklift operation certified.
