What are the responsibilities and job description for the Senior Regional Maintenance Manager (Multiple TX Sites) position at WinnCompanies?
WinnCompanies is looking for a Senior Regional Maintenance Manager to support various properties with 1300 units across Texas sites in Dallas, Garland, Lubbock, San Antonio, Corsicana, Longview, etc.
In this role, you will oversee the maintenance operations of the properties in Central Texas, as well as serving as the point person for all the maintenance personnel. You will keep up with the required financial controls and regulatory requirements.
This opportunity offers a salary range of $95,000 - $100,000 annually with a performance based annual bonus. The work schedule consists of: Monday through Friday, 8am to 5pm CST. Please note that this position requires travel to various sites in the region.
\n- Oversee maintenance operations to ensure curb appeal and building interior & exterior to Winn Standards.
- Review building systems for proper operations and all site logs are being kept correctly.
- Ensure apartment upkeep & unit turnovers are completed to Winn Standards.
- Ensure Customer Service & Work Orders are completed in a timely fashion.
- Review WOPR report. Complete annual maintenance audits.
- Ensure seasonal maintenance & snow removal is completed in a safe & timely fashion.
- Participate in hire, fire, and discipline recommendations with direct managers & Director of Maintenance (DOM).
- Assess, propose, develop and provide training for maintenance personnel.
- Review Open Position Report & Work with site manager to fill the positions quickly.
- Manage capital oversight and financial controls.
- Work with subject matter experts, architects and contractors for complex rehab projects including scope of work approval, competitive bid review, and project timeline.
- Direct oversight of capital projects and discuss project status with key stakeholders including client representative.
- Work with property manager to adhere to budgets, forecast budgets & financial reviews.
- Ensure compliance of all properties with federal, state and local & REAC. Administer pre-inspection of properties prior to REACs ensuring above average inspection results.
- Ensure employee & site Safety by coordinating efforts in emergency situations on site, such as fires and floods, during and after normal business hours, to Winn standards and expectations.
- Assess the potential of new property opportunities. Partner with regional team to recommend action.
- Act as leader for maintenance staff and acts as a member when necessary.
- High School Diploma or GED.
- 8 - 10 years of work related experience.
- 1-3 years of supervisory/management experience.
- This is a field-based position, extensive in-region travel required.
- A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- Experience with computer systems, particularly Microsoft Office Suites.
- HVAC and/or EPA certification.
- CPO certification.
- REAC and NSPIRE knowledge.
- HUD experience.
- Comprehend and communicate complex verbal information in English to stakeholders.
- Excellent customer service skills.
- Ability to adapt successfully to changing situations and environments.
- Outstanding leadership skills.
- Ability to work with a diverse group of people and personalities.
- Bilingual in Spanish and English.
- CMT/CMM, REAC Certifications.
- Experience with Property Management Software (Yardi or Real Page).
