What are the responsibilities and job description for the Controller position at WNC Inc?
Responsibilities:
- Maintain revenue and cash financial forecasts to ensure timely goals are met. Work with project and asset managers on projected delays or shortfalls and report any variances to CFO bi-weekly.
- Review monthly, quarterly, and annual financials for Community Preservation Partners, LLC (“CPP”), CPP East, LLC (“CPE”), WNC Capital Partners, LLC (“Capital Partners”), and WNC Development Partners, LLC (“Development Partners”) (collectively, “CPP Corporate Entities”) as prepared by Senior Accountant to ensure revenue and expenses are accurately reported.
- Review and approve supporting schedules (i.e., cash flow forecasts, earnest money deposits, developer fee income recognition) as transactions occur.
- Calculate commissions and ensure timely payments are made to commissioned employees.
- Prepare Guaranty Requests, calculations and maintain current Schedule of Contingent Liabilities.
- Review and approve monthly bank reconciliations for CPP Corporate Entities as prepared by Senior Accountant.
- Ensure timely quarterly and annual REO schedules are prepared, reviewed, and published, add supplemental information as needed for quarterly updates.
- Ensure all CPP Corporate Entities legally formed are set up in Yardi; maintain commitments and ownership structures within Yardi.
- Review organizational charts for accuracy and sign off on entity formation requests; work with Senior Accountant to form entities timely.
- Ensure timely reporting for audits, tax returns and management reports. Manage GP entity tax return filing status; review working file of GP entities owned/responsible for.
- Respond to inquiries from internal and external contacts to provide information and assistance regarding financial information as needed.
- Work collaboratively with Project Management, Asset Management, and other accounting team members to support due diligence requests and closings.
- Review and approve all invoice and wire requests for accurate coding and information for accuracy for payments out of CPP Corporate Entities before funds are released/sent to check signers for approval.
- Oversee accounting department staff of 4 to ensure timely responses to internal and external customers.
- Other special projects and duties as assigned.
Skills, Knowledge, and Education:
- BS in Accounting or equivalent, CPA preferred.
- Experience in accounting for a real estate developer, owner-operator, or closely related business.
- Previous experience as an accounting manager or above is required.
- Experience in Affordable Housing or Low-Income Housing Tax Credits (LIHTC) would be nice to have but is not required.
- Experience in public accounting is a plus, but not required.
- Prior experience with Internal Controls and Financial Procedures is required.
- Ability to meet deadlines and provide prompt, insightful responses to internal clients, the accounting and finance staff and external partners.
- Understands computer/software literacy with financial accounting systems Yardi experience would be a plus but is not required.
- Knowledgeable regarding effective internal controls.
- Requires a strong work ethic, the ability to organize, prioritize and manage multiple tasks, strong reconciliation and analytical skills, and the ability to articulate accounting concepts to accounting and program staff both verbally and in written form to ensure the highest level of understanding.
- Use computer, business equipment and required software (MS Office Product Suite proficiency required, and prior experience with general ledger programs).
- Communicate effectively including written and oral presentations.
- Establish and maintain effective working relationships with other staff and outside personnel.

The compensation listed represents the expected salary for this position. A candidate's work experience and other job-related factors will also be considered.
