What are the responsibilities and job description for the Project Technician position at Workspace Property Management?
Job Summary:
Under the direction of the Project Manager, the primary responsibility of the Project Technician is to undertake the responsibility to prepare vacant suites for Marketing and subsequent occupancy by preserving the condition and functionality of all Horsham and Malvern properties in a manner consistent with Workspace Property Trust’s brand. This will help ensure our ability to lease vacant space and provide quick occupancy for incoming tenants enabling Workspace to secure long-term occupancy in company properties.
Role and Responsibilities:
The Project Technician is responsible for completing the following tasks:
- Performing drywall work, painting, and spackling.
- Light demolition to include removal of carpet, floor tiles, ceiling tiles, sections of walls, and doors.
- Replace ceiling tiles.
- Replace florescent light bulbs.
- Perform light plumbing tasks to include replacing faucets, flush valves, etc.
- Maintain a high level of aesthetics in the vacant suites by picking up trash and construction debris, vacuuming, dusting, and window cleaning as needed.
- Completes documentation and other paperwork in a timely, accurate, and complete manner so that service requests can be appropriately documented and tracked.
- Completes the “make-ready” process to prepare vacancies for leasing by completing all maintenance tasks and inspecting completed work.
- Perform any additional duties as required.
Qualifications and Education Requirements:
- High school diploma or GED.
- 2-5 years’ experience in commercial construction and/or maintenance preferred.
- Ability to work independently, but also function effectively as part of a team.
- Demonstrated commitment to quality service.
- Ability to lift ladders, fixtures, equipment, and supplies that might weigh up to 80 pounds, with or without a reasonable accommodation.
- Manual dexterity and good physical condition and strength.
- Self-starter able to work with minimal supervision.
- Strong problem solver.
- Valid driver’s license with a driving record that meets Workspace Property Trust’s insurance requirements.
- Excellent verbal communication skills and ability to coordinate with individuals at all levels of the organization and vendors (dumpster delivery and pickup, electricians, etc.).
- Ability to pass pre-employment background and drug screening.
