ZMG is fast growing Property Management Company, having increased 80% in size within one year and will contunue to aim to increase at 100% annual. For this rapid growht the company is looking to hire traveling/hybrid leasing agents who will be travelling from one location to another when needed.

JOB SUMMARY:
The Portfolio Leasing Consultant is a traveling role for the company with a primary focus as a property’s sales representative whose primary duties are to greet prospective customers, to professionally present the features and benefits of the property and to properly secure lease agreements from qualified persons. The Portfolio Leasing Consultant is customer service driven and strives to make current residents feel welcome and comfortable in their community. The Portfolio Leasing Consultant will contact a person of authority should any situation arise that warrants an action or decision ability not included in the Portfolio Leasing Consultant’s duties and responsibilities. This role can anticipate a minimum of 70% travel, ZMG will incur the travel expenses for this position (lodging, mileage, air fare, daily food budget.)

RESPONSIBILITIES AND DUTIES:
· Travel a minimum of 70% throughout the portfolio assisting short-staffed or newly acquired communities with their leasing needs.
· Conducts all business in accordance with company policies and procedures, Fair Housing, Fair Credit Reporting Act, and all other applicable federal, state, and local laws.
· Maintains a professional and friendly atmosphere in the leasing office and other areas where prospective customers and current customers meet.
· Inspects models and “market ready” vacancies daily to ensure cleanliness
· Answers incoming phone calls and handles each call accordingly, whether it is a prospective customer, a current customer, vendor, etc. Transfers calls to Assistant Community Manager or Community Manager when appropriate. Routes service requests to proper Maintenance personnel. Records calls in a call log or other permanent place for quick reference.
· Greets and qualifies prospective customers, determines needs and preferences, and professionally presents the property and specific residential units while communicating the features/benefits.
· Maintains awareness of local market conditions and trends. Contributes ideas the Community Manager for marketing the property and improving customer satisfaction.
· Correctly completes all lease applications, assists with application verification, and notifies prospective customers of results. Type miscellaneous customer communication letters, notices, etc. as needed.
· Completes all lease paperwork including related addenda and accepts rents and deposits.
· Completes Guest Card Information Form on all prospective customers, sends thank-you notes and performs follow-up communications, and enters information in Yardi.
· Physically inspects property and grounds, picks up litter and reports any service needs to service personnel. Inspects move-outs and vacancies.
· Organizes and files appropriate reports, leases, and paperwork.
· Attends company meetings when requested. Willingly participates in on-site/off-site training.
· Assists Property Manager or Assistant Property Manager in preparation of daily and weekly reports, customer communications, move-out inventory, market surveys, etc.
· Performs additional duties assigned by the Director of Marketing, Portfolio Manager, Regional/Assistant Regional Property Manager, Community Manager, or Assistant Community Manager as assigned.

TRAVEL REQUIREMENTS:
· Able to travel a minimum of 70% throughout Indiana, Illinois, Michigan, Ohio, Kentucky, and any future state as the portfolio grows

· Must have a valid driver's license and automobile insurance
· Able to drive long distances
· Able to fly if required
· Able to rent a car if required
- Travel expenses will be covered

Job Type: Full-time

Pay: $20.00 - $25.00 per hour

Salary : $2,000 - $2,500
