ZZONE Construction, based out of Scottsdale, AZ is looking for a tenured Project Superintendent with Project Management experience to oversee and direct jobsite operations for commercial construction projects in the $10M-$25M range. Experience in ground up Self Storage projects and alternative wall systems is an advantage in acquiring this position.
MINIMUM EXPERIENCE: 5-10 YEARS
This position will work closely with internal and external team members including clients/owners, A/E professionals, and trade partners/vendors while continually enhancing the construction process resulting in a rewarding experience for all.
SUMMARY OF PRIMARY RESPONSIBILITIES:
1. Daily operation of jobsite including scheduling, production and procurement of materials, manpower and equipment.
2. Supervise all onsite construction, including all direct labor positions and scheduling subcontractors, manage and resolve day-to-day contract work.
3. Inspecting all work during construction to ensure compliance with plans, specifications, and city permitting approvals.
4. Reports directly to Project Manager with all change order and RFI requests and suggested field changes. Thoroughly tracks and reports all directed T&M work.
5. Must have a proven track record of completing projects on schedule and within budget.
6. Maintaining outstanding daily logs and other job site records/administrative documentation. Knowledge of Procore program a plus.
7. Responsible for ensuring OSHA safety Standards, safety and quality assurance programs, and leading weekly safety meetings.
8. Will assist with pre-planning document reviews, plan reviews, scheduling and risk and quality control measures.
9. Manages the job close-out from day one to receipt of a Certificate of Occupancy.
10. Strong understanding and knowledge necessary of all subcontractors’ scope of work and tolerances.
11. Coordinate with all team members to ensure the project meets all schedule requirements and demands to achieve project milestones.
SKILLS/REQUIREMENTS:
a) The ideal candidate has 5-10 years of solid construction industry experience overseeing commercial ground up or commercial retro fit of Big Box commercial buildings.
b) Advanced proficiency in PROCORE, Microsoft Excel, Word, Microsoft Outlook.
c) Must be skilled at identifying, analyzing, and providing solutions to cost engineering, scheduling, construction, and staffing issues.
d) Ability to interact and communicate effectively with clients, vendors, subcontractors, and team members.
e) Ability to effectively lead proactively manage job site teams and situations with integrity and professionalism.
f) Ability to understand complex correspondence, blueprints, contract documents, specifications, construction drawings, Gantt Charts, and 4 week look ahead schedules.
g) Good communication and relationship building skills with team members, clients, subcontractors, establishment of good neighbor relations around the job site/project.
h) Ability to multi-task effectively and handle numerous details and timelines
i) Advanced understanding of construction scheduling and cost control.
j) Must include projects completed within the last 5 years.
k) Must pass full background check and drug test.
l) Fluency in English (Spanish is a plus).
