The Facilities Operations Manager develops maintenance policy and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Manages the maintenance and operation of one or more facilities or properties. Being a Facilities Operations Manager manages and trains a staff of employees in the general maintenance of buildings, grounds, and equipment. Manages all building systems including mechanical, electrical, plumbing, HVAC, safety, and waste management. In addition, Facilities Operations Manager ensures facilities maintenance work follows safety standards, conforms to specifications, and that work orders are tracked and completed within the budgeted guidelines. May oversee contractors engaged for facility renovation projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Operations Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. Working as a Facilities Operations Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required.     We are looking for an Engineering & Facilities Operations Manager to join our Facilities and Engineering team.


    The Engineering & Facilities Operations Manager plays a crucial role in overseeing the day-to-day operations of the Maintenance Department within the resort. This position involves coordinating and directing maintenance activities, as well as managing the repair and improvement of buildings, grounds, and facilities, which includes water and wastewater systems.


    Responsibilities include maintaining control over the department's operations, ensuring efficient coordination of maintenance tasks, and overseeing repair projects. The Engineering & Facilities Operations Manager is also responsible for implementing preventative maintenance measures and improvements to enhance the overall functionality of the resort's infrastructure.

    Effective communication is a key aspect of this role, involving regular coordination with the management team and resort leadership. The manager keeps stakeholders informed about progress, issues, or any concerns related to maintenance activities. Additionally, the role requires a commitment to creating a positive and welcoming guest experience, understanding its significance in the overall success of the resort.


    Flexibility is essential, as the Engineering & Facilities Operations Manager must be available for emergency calls during non-working hours.     ESSENTIAL JOB FUNCTIONS / RESPONSIBILITIES:


    Facilities Management:

    1. Manage the Net Facilities work order system, including setup, configuration, and implementation for both properties.

    2. Conduct training on the work order system with other resort departments (F&B, SPA, Guest Services, Housekeeping, Security, etc.).

    3. Create and enforce maintenance training and safety protocols, ensuring their adherence throughout the entire resort.

    4. Establish and oversee an inventory management system.

    5. Manage Maintenance expenditures to ensure that department budgetary objectives are met.

    6. Ensure the fastest possible response to maintenance requests from guests, employees, and hotel management.

    7. Improve upon and maintain a comprehensive preventative maintenance program for rooms, public areas, and critical resort infrastructure.

    8. Generate facilities standard operating procedures (SOPs) and policies, including O&M manuals for critical infrastructure systems and labeling of mechanical/equipment rooms.

    9. Create and maintain a comprehensive inventory of spare parts and equipment, ensuring appropriate par levels are maintained.

    10. Participate in the Safety committee.

    11. Identify opportunities to create consistency in facility operations.

    12. Generate a schedule of regulatory inspections and ensure adequate preparations are made for successful outcomes.

    13. Manage procurement of commonly purchased parts by facilities departments, equipment, and materials, leveraging purchasing power for favorable pricing.

    14. Orders maintenance supplies from appropriate vendors and maintains purchasing records.

    15. Foster excellent vendor and contractor relations.

    16. Forecast and manage hotel energy, gas, and water usage, monitoring associated costs.

    17. Manage wastewater/NMED record keeping and submittal.

    18. Participate in the annual audit process with the insurance carrier and ensure completion of all recommended actions.

    19. Oversee the management of special projects.

    20. Actively participate in guest survey meetings to take on a lead role in the continuous improvement process.

    21. Maintain compliance with all regulatory agencies on the federal, state, and local level.

    22. Ensure any other assignments by resort leadership are handled and followed through on.


    Team Management: 

    1. Oversees the daily operations of the maintenance team.

    2. Collaborates with Human Resources in recruiting, evaluating, disciplining, and developing department employees.

    3. Participates in management meetings, conveying facilities issues and updates to other department managers.

    4. Cultivates a positive learning environment through clear, specific, timely, and respectful coaching and feedback to shift team members, ensuring operational excellence and enhancing overall performance.

    5. Supports team members by positively reinforcing successful performance and offering respectful and encouraging coaching when necessary.

    6. Trains new workers or assigns training responsibilities, motivating them while ensuring a clear understanding of the correct daily tasks.

    7. Offers support and serves as a back-up to facilities staff as required.


    Requirements


    1. A minimum of seven years of resort or hotel maintenance experience, including at least three years managerial experience.

    2. High school diploma (or equivalent).

    3. Bachelor’s degree preferred. 

    4. Working knowledge including but not limited to general carpentry, plumbing, HVAC, and/or electrical with specialized knowledge in several areas. Certifications in one or more of these areas.

    5. Certified Pool/Spa Operator (CPO) Certificate a plus.

    6. First Aid/AED Certificate (or willing to be trained).

    7. Strong technical knowledge and attention to detail regarding maintenance operations.

    8. Extensive knowledge of tools, methods and materials used in building maintenance work.

    9. Ability to use a variety of hand tools and equipment, measure distance and calculate quantities, and read blueprints.

    10. Troubleshooting, problem-solving skills, and a common-sense approach to resolving tasks and problems is essential.

    11. Ability to work independently and direct the work of others.

    12. Excellent interpersonal and leadership skills.

    13. Ability to communicate effectively in both oral and written form, receive and give instructions, and prepare work orders and reports, including via the use of a computer or other device.

    14. Ability to work respectfully and productively with all staff, maintaining a high degree of professionalism and camaraderie.

    15. Punctuality, dependability, and flexibility are critical.

    16. Ability to work under pressure with a high level of patience. Present a calm demeanor.

    17. Valid drivers’ license required. 

    18. Ability to pass drivers background check, operate light to heavy machinery, vehicles, and equipment a plus.

    19. Proficiency in English for reading, writing, and communication is a must; basic knowledge of Spanish is an additional advantage.

    20. Computer proficiency, experience, and aptitude with software such as MS Outlook, Word, Excel, and web-based programs.

    21. Must be able to work flexible schedule to include nights, weekends, weekdays and holidays.

    22. Ability to walk or stand and move about the resort (both indoors and outdoors) for eight or more hours per day, move on and climb a ladder, sit, reach, lift, bend, kneel, stoop, climb, push, and pull items weighing up to 40 pounds.

    23. The position requires manual dexterity; auditory and visual skills; and the ability to write and implement written and oral instructions and procedures.
