Job Description Job Title: Market Support Technician Reports to: Market Leader Primary Responsibilities: The Market Support Technician is primarily responsible for completing key tasks to enable each market to function at its highest capacity. Skills & Competencies: • 2 years of work experience in a related field or work, preferably property management, maintenance or construction • Demonstrated organizational and communication skills • Willingness to learn and develop within the property management industry • Knowledge of fair housing and local real estate laws, a plus • Intermediate knowledge of Word, Excel, and PowerPoint • Demonstrated ability to work independently and as a team • Valid driver's license and reliable transportation to conduct site/property inspections and other duties as needed in the field. Essential Job Functions: • Check on homes to verify and validate prospect feedback • Assist in utility inspections • Install, remove, and troubleshoot lockboxes • Perform move-in and LDOM inspections before resident takes occupancy of home • Verify HOA, HUD, City, and other municipality inspections • First-line validation for scammers, squatters, and vacancy checks • Assist in responsibilities including inspections of renovations and turnovers and work order assignments, upon successful grasp of other day-to-day activities • Conduct yourself in a courteous and professional manner at all times. • Other duties, as assigned by supervisor or leadership team. Key Metrics & Responsibilities • Number of inspections completed / week • Audit Inspections • Days to lease (< 21 days) • Move in maintenance issues (< 0.5 items / home) Physical Requirements • Capable of working extended hours, including evenings, weekends, and holidays as necessary. • Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, including the exchange and receipt of information over the telephone. • Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed. • Position may involve sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying, and moving objects that can weigh up to 25 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary. • Must be able to interact with all types of individuals, be mentally alert, detail-oriented, and with good reasoning skills. • Must be able to work in small and confined spaces for extended periods of time. • Must have finger dexterity for typing/using a keyboard. Environmental Requirements • Must be able to work on more than one assignment at a time with frequent interruptions, changes and delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety reasons, employees must remain alert to working conditions and aware of safety, health, and environmental concerns. • Must be able to work effectively and cheerfully in an environment that may be stressful due to adversarial situations resulting from the proper performance of duties. • Must be able to work in the office as regularly scheduled.
