Appraiser (Commercial Real Estate) conducts commercial real estate appraisals and property ratings to establish the market value generally used for investment guidance, lending, insurance, or other purposes. Follows standard processes for conducting and documenting on-site property inspections. Being an Appraiser (Commercial Real Estate) performs data collection and research on building permits, prior assessments, and relevant market and economic conditions that impact property value. Reviews building plans and specifications and investigates the quality of the construction, the overall condition of the property, and the surrounding location. Additionally, Appraiser (Commercial Real Estate) uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (MAI) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Appraiser (Commercial Real Estate) work is highly independent. May assume a team lead role for the work group. A specialist on complex technical and business matters.     Who are we looking for?We're looking for a driven Transaction Coordinator to manage contracts throughout the home selling and buying process. You'd be responsible for overseeing transactions from start to finish. Our ideal candidate is extremely organized and has superb customer service skills. This person is a self starter and problem solver with a commitment to growth. The Transaction Coordinator role is designed to ensure our clients' purchases and sales are executed smoothly, while also allowing our agents to focus on the sales and consultation portions of our business.     What will you do?
    These are the standards a well-above-average performer will maintain or exceed:

    • Work with cooperating agent to ensure all contract deadlines are met
    • Maintain high level of contact with lender and title company to ensure file closes on time
    • Coordinate inspections
    • Review title commitment for issues and work to correct any that may arise
    • Type up and send all addenda, inspection contingencies, etc. for signatures using Zipforms and Dotloop
    • Ensure earnest money deposit gets submitted to title company
    • Ensure HOA documents are delivered/received by deadline
    • Ensure appraisal is in by deadline
    • Ensure loan commitment is received by deadline
    • Send all information to clients as necessary
    • Ensure all invoices are sent to title for payment at closing
    • Prepare agent with any repair receipts
    • Review settlement statements for accuracy
    • Schedule final walk throughs and closings
    • Obtain reviews from clients
    • Keepclient records in the database updated
    • Ensure all contracts are compliant and include all required paperwork
    • Submit all paperwork, ALTA, and checks to Broker Sumo and complete distributions
    • Make sure client gifts are ordered/bought prior to closing
    • Make sure any signs, lockboxes, etc. are picked up from listings
    • Change listing statuses in MLS
    • Attend ongoing educational events
    • Participate in client events
