Appraiser (Commercial Real Estate) conducts commercial real estate appraisals and property ratings to establish the market value generally used for investment guidance, lending, insurance, or other purposes. Follows standard processes for conducting and documenting on-site property inspections. Being an Appraiser (Commercial Real Estate) performs data collection and research on building permits, prior assessments, and relevant market and economic conditions that impact property value. Reviews building plans and specifications and investigates the quality of the construction, the overall condition of the property, and the surrounding location. Additionally, Appraiser (Commercial Real Estate) uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (MAI) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Appraiser (Commercial Real Estate) work is highly independent. May assume a team lead role for the work group. A specialist on complex technical and business matters.     We are currently searching for an experienced maintenance technician to work at The Villiage on University location. The overall objectives for this role will be to ensure all assigned maintenance and services activities are being addressed in an organized, high quality and timely manner, while providing top notch customer service. The ideal candidate will have superior attention to detail and the ability to directly handle a wide range of maintenance activities.


    What will you do?

    • Directly handle a wide range of maintenance repairs including plumbing, appliances, electrical, roofing inspection/minor roof damage; recommend outsourcing tasks to external vendors as necessary
    • Perform skilled maintenance and repair of complex mechanical, electrical, HVAC, and other physical structures
    • Handle residence turnover including direct participation in turning units, obtaining bids from subcontractors, and small renovation projects
    • Maintain good rapport with current and prospective residents
    • Follow company policies with regard to gaining necessary approvals for any large maintenance tasks/expenditures
    • Complete maintenance requests in a timely manner and document time, expense and results
    • Regularly assess the property for safety and preventative maintenance opportunities
    • Comply with all OSHA regulations and any applicable laws regarding health, safety or environment
    • Assist Maintenance team in developing methods and procedures to improve facility efficiency and workflow
    • Serve as one of the emergency contacts for the communities / Availability to be on-call and assist in after-hours emergency situation
    • Learn and ensure compliance with all Fair Housing Laws including local, state, and federal housing regulations (We provide training!)
    • Pivot, roll up your sleeves, and jump in where needed!

    Maintenance Technician I

    • Have a High School diploma or GED
    • 1 year of work experience preferably in a maintenance, agricultural, or building service position
    • Are proficient with relevant technology (e.g. Microsoft Office, AppFolio, Outlook) and can easily adapt to changing technology
    • Valid driver’s license with at least 2 years of driving history
    • Are comfortable using property management software (e.g. AppFolio, Yardi, Buildium)
    • Have superior attention to detail, high energy, and a positive attitude
    • Ability to work independently and also to work closely with other team members

    Maintenance Technician II

    • Have a High School diploma or GED
    • Have at least 2 years of maintenance experience, preferably one year in the residential maintenance, property management, or real estate industry
    • Valid Driver’s License with at least 2 years of driving history and the ability to successfully pass MVR background requirements according to company insurance driving policy
    • Willingness to train new team members and gain certification
    • EPA 608 Training or willing to obtain within 6 months of employment
    • HVAC Certification, preferred
    • Are comfortable using property management software (e.g. AppFolio, Yardi, Buildium)
    • Are proficient with mobile applications utilization (e.g. Microsoft Office, AppFolio, Outlook) and can easily adapt to changing technology
    • Have the ability to give and receive real-time feedback with a positive mindset
    • Have excellent written and verbal communication skills
    • Have superior attention to detail, high energy, and a positive attitude
    • Ability to work independently and also to work closely with other team members

    Some additional things you will need:

    • Availability to be on call and assist in after-hours emergencies
    • Availability to work longer hours and weekends during market turnover between July-September each calendar year
    • Must be able to perform the physical functions of the position, not limited to: resident communications, ability to walk properties, complete physical inspections, deliver communications and show properties, ability to use both hands and feet to accomplish assigned work orders, and ability to stand, squat, push, pull, bend, and lift in all directions including overhead
