POSITION TITLE: Property Maintenance
POSITION REPORTS TO: Property Manager
POSITION PURPOSE
The Property Maintenance is responsible to perform installation, repair, and upkeep services in a variety of workplace settings. Maintains efficient operation and upkeep of the property buildings and grounds daily.
ESSENTIAL FUNCTIONS
-Performs building maintenance to include light plumbing, light electrical, drywall repair, painting, and appliance repair
-Discuss and inspect issues relative to the physical condition with Property Manager
-Coordinate maintenance schedule and assignments with Manager
-Maintain an inventory of all tools and supplies owned by the property
-Responsible for upkeep of all tools and equipment
-Maintain site to include building exterior, building systems, common areas, units, and health and safety conditions in accordance with the Uniform Condition Standards (UPSC)
-Prepare and follow Preventive Maintenance
-Coordinate pest control treatments
-Learn and carry out all maintenance procedures
-Walk the property multiple times per week to ensure positive curb appeal
-Preparation of vacant units within the 7-day time frame for occupancy
-Evaluate how the current monthly inspection process can effectively interface with good maintenance planning
-Practice and teach HUD’s requirement of Decent, Safe, and Sanitary Condition in Good Repair
-Responsible for snow removal, ice removal and grounds maintenance as needed
-Research cost-effective opportunities and savings
-Assist Janitor and share the on-call and overtime duties when applicable
-Ensure that unsafe conditions are reported to the Property Manager and corrected in a timely manner
-Direct all to follow a “safety first” principle
-Safely operate equipment
-Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times
QUALIFICATIONS
EDUCATION/CERTIFICATION: High School Diploma or equivalent preferred.
REQUIRED KNOWLEDGE: Knowledge of maintenance procedures. Basic knowledge of carpentry.
EXPERIENCE REQUIRED: At least 1 year of janitorial experience preferred. Valid driver’s license is required and transportation
SKILLS/ABILITIES: Mechanical aptitude, communication skills, multi-tasking, attention to detail, organization, ability to work under deadlines to meet goals, problem solving, use of tools and equipment.

REPETITIVE MOTION: The employee is regularly required to walk, climb, bend, and lift
FINGER DEXTERITY: The employee is regularly required to use hands to operate hand-held tools and equipment
AVERAGE VISION: Specific vision abilities required by this job include close vision, color vision, peripheral vision, depth perception and ability to adjust focus.
PHYSICAL STRENGTH: The employee must regularly lift and/or move up to 50 pounds. Must occasionally lift up to 100 pounds.
WORKING CONDITIONS
Employee may work indoors and outdoors. May be exposed to temperature and weather extremes. Will be exposed to chemical, solvents and solutions. May be exposed to confined spaces.
MENTAL ACTIVITIES AND REQUIREMENTS OF THIS POSITION
REASONING ABILITY: Ability to deal with a variety of variables under only limited standardization.
MATHEMATICS ABILITY: Ability to add, subtract, multiply and divide in all units of measure using whole numbers and common fractions.
LANGUAGE ABILITY: Ability to read, analyze, and interpret work-related documents. Ability to communicate clearly.
