    You will be primarily responsible for…

    • Performing various building assessment-type projects, including but not limited to data aggregation, bar coding of facility equipment, housing data collection projects, and parking lot studies. Programs may include client specific protocols as outlined by leadership team.
    • Conduct General Skills and walk-through surveys of major building equipment and systems.
    • Apply bar codes to identified equipment.
    • Provide photographic documentation of equipment and data tags.
    • Observes Property’s mechanical systems, components and equipment, for the purpose of identifying significant Physical Deficiencies and evaluating the condition of each piece of equipment.
    • Conducts interviews with the owner (or their on-site representative and other individuals knowledgeable about the subject property.
    • Maintains project-by-project communication with Lead and Senior Project Manager and keeps them informed of any actual or potential problems, including access or delivery issues.

    QUALIFICATIONS:

    • High school diploma or General Education Diploma (GED) required.
    • Valid driver's license required with no significant MVA points/violations (clean driving record).
    • Personal credit sufficient to charge business travel expenses of up to $3,000 required.
    • Must be able to meet the physical demands of the job.

    Full description:

    Performs various building assessment-type projects, including but not limited to data aggregation, bar coding of facility equipment, housing data collection projects, and parking lot studies. These programs may include client specific protocols as outlined by leadership team. This position requires extensive travel to client project sites.

    ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other job-related duties may be assigned in conformance with state and federal regulations.

    1. Conducts technical assessment walk-through surveys of accessible and visible major building equipment and systems (mechanical, electrical, and plumbing), structures, foundations, representative interiors, common areas, exterior walls, windows, flat roofs, low-sloped roofs, and pavement.

    2. Provides photographic documentation of equipment tags, data tags, site and building features, and documents observations.

    3. Applies bar codes to identified equipment.

    4. Conducts interviews with the on-site representative and other individuals knowledgeable about the subject property.

    5. Observes property’s mechanical systems, components, and equipment, for the purpose of identifying significant physical deficiencies and evaluating the condition of each piece of equipment.

    6. Reviews repair/improvement costs incurred by tenants/ownership along with the following documents (if available): certificate(s) of occupancy, maintenance reports and logs, elevator safety inspection reports, Building and Fire Department inspection reports, and warranty information.

    7. Reviews pertinent property records as furnished by client and/or property contact. Documented information will consist primarily of project contact supplied leasing literature, receipts from repairs and/or improvements, pending proposals, schedule of landlord’s responsible operating expenses, available relevant construction drawings, and previously prepared building condition survey reports, appraisals, and ADA surveys.

    8. Maintains project-by-project communication with project lead and keeps them informed of any actual or potential problems, including access or delivery issues.

    9. Prepares written reports that accurately describe findings (ASTM standards) through use of computer, iPad, and other electronic devices and software programs.

    10. After training and on-site experience, this role will advance to completing more complex building assessments such as Property Condition Assessments (PCA), ADA checklists, and environmental data collection.

    11. Protects operations by keeping company information confidential.

    12. Delivers outstanding customer service through timely response and proactive solutions to clients’ needs.

    13. Demonstrates BV’s guiding principles in support of the company's strategic goals.

    14. Follows all documented policies, Standard Operating Procedures, and Work Instructions applicable to the position and support of BV's quality standards and strategic initiatives.

    15. Maintains safe and clean work area by complying with all procedures, rules, and regulations.

    16. Must be able to meet the physical demands of the job.

    17. May be required to work overtime with prior authorization from supervisor.

    ▪ Work Environment: The employee is regularly exposed to outdoor weather conditions, moving mechanical components and assemblies, frequently exposed to work near energized electrical components and assemblies. The employee is occasionally exposed to work in high, precarious places, fumes or airborne particles, extreme cold (non-weather), extreme heat (non-weather), and risk of electrical shock. The noise level at the project site is usually moderate.
