    We are seeking a dynamic and results-driven Business Development Manager to join our team. In this role, you will be responsible for driving growth by identifying new business opportunities, building strong customer relationships, and developing strategic plans to enhance our market presence. The ideal candidate will possess a blend of sales expertise, project management skills, and a deep understanding of customer relationship management.

    Fox Development Corporation (FDC) is a leading real estate development firm in Champaign-Urbana, IL, specializing in premium office and retail properties. Our properties include the Research Park at the University of Illinois, Corporate Center and other various owned and managed properties. This position serves as a business development individual with an Illinois real estate brokers license. Candidates for this position must live in or around Champaign County and have direct professional knowledge of the Champaign-Urbana community. In addition to base salary, this position will be eligible to earn real estate leasing commissions as well.

    Responsibilities

    • Earn and maintain a current real estate broker’s license (company subsidized).
    • Proactively initiate and engage sales calls to new prospects and leasing pipeline development;
    • Manage and coordinate business relationships with national and local real estate professionals responsible for transacting real estate contracts on behalf of prospective clients for FDC owned and managed properties.
    • Create, develop and evaluate commercial opportunities through existing and potential new clients with whom you will target, initiate and develop business relationships;
    • Develop and maintain an excellent rapport with key stakeholders such as tenants, clients, community organizations, regulatory bodies etc.;
    • Engage with University faculty and departments to find potential opportunities for company collaboration;
    • Ensure that management is constantly appraised of the business activity, market opportunities, status, trends and business developments;
    • Develop strategies to realize commercial opportunities and minimize risks to the business;
    • Negotiate real estate leases and renewals, with assistance as needed from legal counsel, and obtain approvals from landlords.
    • Work with Managing Broker to achieve and maintain occupancy levels of 95% for all managed properties.
    • Assist in assembling monthly and quarterly reports for managed properties. Prepare monthly stacking plans and rent rolls for all properties.
    • Research, analyze, and evaluate market feasibility for various real estate transactions.
    • Contact appraisers, brokers, and research firms for real estate comparable information.
    • Monitor accounts receivables, communicate with tenants on past due items, and collect on past due rent and invoices.
    • Maintain current available property listing information on Fox Companies website and national listing services.
    • Assist in preparing and processing tenant final walk-through reports, proposals, and coordinate security deposit refunds.
    • Send regular newsletters/broker blasts to area and national brokerage company contacts.
    • Administrative, leasing and construction support, and other duties as assigned.

    Experience

    • Bachelor’s degree (preferred)
    • Previous business development/sales roles or real estate broker/property management: 3 - 5 years (preferred)
    • Must live in or around Champaign County and have direct professional knowledge of the Champaign-Urbana community

    Skills Needed

    • Excellent oral and written communication abilities. Effectively and professionally convey information, internally and externally, through verbal and written communication skills
    • Proficiency in Microsoft Office Suite and design & web or property management software
    • Customer service orientation
    • Results-driven a self-starter able to develop, document, and implement new processes
    • Work with minimal supervision
    • Highly organized with attention to detail and accuracy
    • Strong time management skills
    • Flexibility and adaptability in priorities, tasks, and schedule

    Job Type: Full-time

    Pay: $65,000.00 - $75,000.00 per year
