Russo Property Management is currently seeking a highly experienced Regional Maintenance Manager. This support will include oversight of the teams responsible for maintaining the physical assets of all residential sites in the organization; execution of capital improvement plans; recruiting of Maintenance Managers and training of onsite maintenance managers and team members. The RMM will be a problem solver, strategist and role model for all maintenance team members.
This position will be based out of our corporate office located in Union, NJ and will require a physical presence at each of the properties throughout the week.
Position Responsibilities:
- Oversee the Maintenance Manager and their management of their properties by visiting a minimum of once per week for all assigned properties.
- Oversee Maintenance Managers administrative responsibilities to include but not limited to: Payroll accuracy, Overtime management, vacations/sick time coverage, all other reports as required. Assist properties as needed in MIQ to include work order completion and vendor management. Manage Yardi reports and inspections to include Lighting, Camera and Unit Turn.
- Manage maintenance interviews: screen candidates and provide interview feedback to the regional management team.
- Provide coverage for Maintenance Managers on leave/vacation.
- Inspect assigned properties weekly.
- Visit residents with property managers on maintenance issues.
- Mentor new maintenance employees during the 30-day calendar, provide feedback to Maintenance VP of employees’ progress.
- Provides expert technical direction across the company and to all Regional Maintenance and Property Managers.
- Identify, budget and successfully complete appropriate capital improvement projects to ensure the quality of assets in the portfolio.
- Provide input to the development of 5-year Capital Plans for all sites for budget purposes and future planning.
- Work with Maintenance Managers to establish preventative maintenance programs for all facilities and ensures the plans are working efficiently.
- Coordinate new property onboarding, including the setup of all maintenance systems, maintenance staff orientation and establishing the company’s minimum standards.
- Marshal company’s response to in the event of an emergency (e.g., fire, flood, resident displacements, etc.) working closely with the property management team.
- Promote the company’s safety protocol by supporting the site managers with maintaining the safety manual and ensure ongoing training each member of the service team.
- Evaluate and propose new vendor and supplier contracts (including but not limited to trash removal, janitorial, snowplow, lawn care and supplies) to obtain the best service, prices and terms available for goods and services.
- Maintain vendor relationships and evaluate and negotiate changes as needed.
Requirements
- Ten years of increasing property maintenance responsibility to include operational support, insurance claims administration and capital planning/contract administration.
- Working knowledge of building systems, design, construction practices, project management, and budgeting.
- Ability to create schedules, work plans, and scope of work for capital projects.
- Excellent analytical abilities and problem-solving skills.
- Team player and ability to relate and work closely with onsite employees and contractors.
- Ability to interact with all levels of employees and lead/direct action from others in the organization.
- Self-motivated with strong ability to lead.
- Ability to rea and interpret architectural and structural building plans.
- Knowledge of building components, useful life analysis and reserve requirements.
- Proficient in MS Word, Excel, Outlook and Internet.
- Excellent oral and written communication skills
- Competency in reading and understanding complex laws, regulations, codes and standards related to building management, asset preservation and federal, state and local requirements.
- Must have the ability to travel between properties regularly.
