Collateral Appraiser conducts commercial real estate appraisals and property ratings to establish the market value generally used for investment guidance, lending, insurance, or other purposes. Follows standard processes for conducting and documenting on-site property inspections. Being an Collateral Appraiser performs data collection and research on building permits, prior assessments, and relevant market and economic conditions that impact property value. Reviews building plans and specifications and investigates the quality of the construction, the overall condition of the property, and the surrounding location. Additionally, Collateral Appraiser uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (MAI) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Collateral Appraiser occasionally directed in several aspects of the work. Gaining exposure to some of the complex tasks within the job function.     The primary purpose of this role is to coordinate project resources involved in non-retail item supply chain in order to ensure consistent and clear project execution across all Lowe's stores. This includes responsibility for the procurement and deployment of non-retail item collateral (NRI): signage, fixtures and product displays for execution of in-store projects and responsibility for the management of collateral replenishment strategy and inventory maintenance to support non-retail item lifecycle post-reset execution.

    What you will do

    • As a collateral production analyst, you’ll be responsible for the procurement and deployment of non-retail items (fixtures, graphics and displays) for execution of merchandising resets.
    • You will forecast non-retail item production quantities based on project scope knowledge and data input from internal teams such as Visual Floor Planning, Planogram, and Merchandising.
    • You will ensure all internal and external partners have the necessary resources and information on a given project.
    • You will guide external partners on company protocols. E.g. RFP Process, Project Authorization Request Process, Project Communications.
    • You will provide cost information for non-retail items to project teams to inform program budget.
    • You will use project management techniques to establish work plans that are aligned with execution timelines.
    • You will monitor deadlines to ensure all relevant information is provided to internal business partners and collateral supply chain partners.
    • You will manage accuracy and timeliness of work, for both our internal teams and the vendors
    • You will partner with 3rd party vendors in order to maximize transportation savings and improve ease of store execution.
    • You will participate in project meetings, providing inputs and status of project deliverables
    • You will provide analytical reports such as vendor scorecards, spend analysis and operational dashboards, to highlight project performance and provide insights to the leadership team.
    • You will act as a point of contact for all non-retail item issues coming from merchandising and stores.
    • You will train and mentor peers and new hires.

    Required Qualifications:

    • Bachelor's Degree business or related field and 1-2 Years experience in print management, supply chain, store operations or service related field
    • 1-2 Years project management experience
    • 1-2 Years experience working cross-functionally within a matrixed organization

    Preferred Qualifications:

    • 3-5 Years vendor management experience
    • 3-5 Years collateral and supply chain experience
    • 1-2 Years procurement experience – moved from MQ to PQ
    • 1-2 Years xperience with PeopleSoft software
    • 1-2 Years Statistical modeling experience
