Overview of Asset Manager Position:
The Asset Manager position manages a portfolio of commercial real estate properties (office, retail, and warehouse). The Asset Manager is involved in all aspects of day-to-day operations of the property, including accounting, maintenance and repair, and communicating with tenants and owners.

Position-specific Responsibilities:
General
· Establish and maintain positive relationships with building owners, tenants and vendors of supplies and services for the efficient operation of the property.
· Use property management software to create and maintain tenant files, maintenance records and contracts
· Effectively communicate relevant building information to building owners, tenants and direct supervisor both via email and phone
· Keep workplace and all files orderly, organized and clean.
· Answer phone calls
· Work with supervisor to establish property leasing responsibility and manage assigned leasing responsibilities, as applicable.
Property Management
· Conduct monthly onsite property inspections and check in with available tenants
· Solicit bids for repairs and hire contractors for repairs and maintenance
· Coordinate with tenants and contractors for repairs
· Complete and track work orders for building maintenance/repair requests
· Oversee and coordinate work on building maintenance or construction projects
· Complete monthly management reports, including analysis of budget and property performance, and distribute to property owners
· Effectively communicate relevant information to tenants, building owners, and immediate Supervisor
Financial Management
· Create yearly building budgets per Saratoga procedure; distribute to owners and tenants
· Reconcile NNN annually per Saratoga procedure; distribute to tenants
· Review vendor invoices and submit to Accounts Manager for payment.
· Continually monitor income, expenses and adherence to established budgets; determine corrective actions as necessary
· Review outstanding tenant accounts with Accounts Manager and follow-up with tenants to resolve past due rent amounts
Property Leasing for Managed Property – Commission Basis
**WA State Brokerage License required**
· Establish leasing assignments with Supervisor. Two areas: vacancies and renewals.
· Manage marketing distribution
· Interact with prospective tenants, show property, negotiate leases (under supervision)
· Manage lease renewal process when assigned by Supervisor
Minimum skills and knowledge required:
Microsoft Office (Outlook, Word, Excel), internet proficiency
Preferred skills and proficiency:
AppFolio, Adobe, InDesign, Social Media platforms
Minimum previous experience required:
2-3 Years Administrative Experience and interest in real estate or management
Preferred experience:
5 Years Administrative & Real Estate background
Minimum Education required:
High School Diploma
2 Year Community College or above
Communication skills required:
Excellent communication and interpersonal skills
Special Training, certification, or licensing:
Driver’s license – Required
Washington Brokerage license – Optional (required to receive commissions)
