    Ridge Fort Smith is seeking an experienced Community Manager to oversee our apartment community in Fort Smith, AR. This role is perfect for a dedicated professional who excels in property management and is ready to lead our team to new heights. As a Community Manager, you will be responsible for planning and directing the day-to-day activities of the property, ensuring that goals and objectives are accomplished.

    • Key Responsibilities:**
    • Market and lease available apartments in compliance with fair housing laws
    • Pre-lease units and maintain a waitlist of prospective residents
    • Provide exceptional customer service and connect with residents
    • Collect and deposit rent, late fees, and deposits using Onesite software
    • Screen and qualify prospective residents
    • Oversee the preparation and renovation of vacant units
    • Manage property expenditures in accordance with the budget
    • Bid and negotiate service contracts; manage maintenance staff and vendors
    • Ensure completion of maintenance and repairs; oversee cleaning of building and grounds
    • Respond to resident requests or complaints efficiently and courteously
    • Serve as the employer's representative to enforce community rules
    • Qualifications:**
    • Minimum of two years of multi-family property management experience; one year management experience with a proven track record in leasing and renewal rates
    • LIHTC experience preferred
    • Strong Microsoft Office and property management software skills; OneSite experience preferred
    • Excellent problem-solving, multi-tasking, and organizational skills
    • Ability to empathize with residents and staff, while enforcing community rules and policies
    • Strong communication skills, both verbally and in writing
