An Estimator at Bella Construction has the primary responsibility of building a complete and accurate estimate, scope analysis and proposal for each project opportunity. Their work is the foundation on which each project’s financial performance is built, so it is imperative their work product has clarity and a high degree of accuracy. The Estimator must exercise good judgment and experience in working with purchasing, concrete labor, equipment and transportation costs to arrive at full cost estimate with appropriate profit margins to achieve Company's goals.
Estimators are to be knowledgeable of the client relationship, as well as the project’s drawings, specifications, materials, organization standards, parts, and pricing, while also identifying potential value engineering opportunities during the bid process.
It is the Estimator’s responsibility to track all bid opportunities. The Estimator will lead the document management for the project, including receiving drawings and specifications, providing the proper file structure and distribution to all internal and external parties. All proposals & quotes are organized inside the Job Estimate folder complete with specs, drawings, and pertinent information, with leading or pre-selected vendors/subcontractors and their latest proposals clearly identified.
Typically, Bella Construction bid packages will consist of several vendor quotes and a unit price analysis and breakdown for general material, labor, and subcontractor estimates. The Estimator will generate material/volume counts and quantities, and secure adequate vendor and subcontractor pricing for all materials and scopes of work.
While compiling estimates, it is necessary to ensure bid deadlines are met, and it is the Estimator’s responsibility to create and maintain the bid calendar. The bid calendar details the due dates for each project opportunity and/or Invitation to Bid (ITB) so they are not missed due to poor planning, communication, or resource management. In addition, the Estimator is responsible for coordinating management approval on project requirements and obligations.
Upon receiving a Notice to Proceed (NTP) or being awarded a job, the Estimator meets with the Project team to review the key factors of the newly awarded project in an internal Kick-Off Meeting. Similarly, the Estimator meets with the Project team for a Close-Out Meeting at the end of a project to evaluate how the project went and discuss what lessons were learned on the job.
Estimators keep an up-to-date database of labor rates and material pricing to assist with pricing of new work as well as change orders on existing projects. Estimators also track local, regional, and global events affecting labor and material rates in the construction industry.
Functions as Lead Estimator and reports directly to the President.
