CONSTRUCTION COST ESTIMATOR JOB DESCRIPTION
The Cost Estimator (CE) will lead the bidding process, pre-qualify subcontractors, suppliers and vendors, solicit bids, organize quotations from subcontractors, negotiate to ensure quotes meet contract documents and discuss pricing that fulfills contract requirements with project team members. The CE will also be tasked with estimating projects at all levels while interacting with project team members, consultants, subcontractors, suppliers and vendors. The CE will evaluate preliminary design documents and other supporting documents to develop preliminary cost estimates and will evaluate architectural and engineering plans, specifications and other construction documents to analyze the contract types, determine allocation of contracts and/or develop cost estimates. The CE will assist the project team members with preparing budgets, cost estimates, schedules and timelines, and provide periodic reports. The CE will be flexible, resourceful and possess the ability to adapt on-the-fly.
CONSTRUCTION COST ESTIMATOR RESPONSIBILITIES
· Analyze drawings, specifications and other relevant documentation
· Organize subcontractors’ quotations, negotiate quotes and issue purchase orders
· Assemble accurate and well-organized estimates and proposals in a timely manner
· Assist with preparation of project budgets and schedules
· Understand contractual terms and conditions
· Provide clear detailed quantity take-offs
· Seeks feedback on corrective actions to enhance the continuous identification and reliability of cost estimates
· Provide and maintain unit pricing and database for labor and material costing
· Maintain relationships with subcontractors, suppliers and vendors
· Perform new vendor research (capabilities, pricing, etc.)
CONSTRUCTION COST ESTIMATOR QUALIFICATIONS/SKILLS
· Minimum 3 years of experience estimating multi-family residential or similar projects
· Fluent in building estimating software, estimating techniques and spreadsheet design
· General understanding of design and construction terms
· Exceptional time management skills, ability to estimate work effort and time needed for various project estimates
· Exceptional written and verbal communication skills
· Graduate from recognized architectural, engineering or construction management program is an asset
