  • SUMMARY DESCRIPTION

    This position will lead the land acquisition opportunities for developing Class A luxury apartment communities located in one of our assigned geographies across the company.

    ESSENTIAL DUTIES AND RESPONSIBILITIES

    • Oversee new land acquisitions, including land research, market analysis, and preparation of budgets, fees, estimates, and financial proformas
    • Oversee  the entitlement process for multiple projects in assigned market
    • Assemble and manage a team of third-party consultants and coordinate with internal stakeholders
      • Ex: Geotech, Phase 1 environmental studies, surveys, and all necessary utility commitments
    • Manage due diligence efforts on land acquisitions, including review of property documents and coordination of third-party studies
      • Due diligence activities include sales comps, title, survey, zoning and entitlement processes, etc., as required
    • Manage the inspection and potential acquisition opportunities and their surroundings, and conduct preliminary research to ascertain zoning and development status to ensure multifamily use and any market specific site requirements (parking, height, design criteria, etc.)
    • Provide initial review of contracts and invoices 
    • Provide coaching and direction to team members as needed

    EXPERIENCE

    • Eight or more years of current/recent experience in market-sourcing land sites for multi-family, townhomes, or single-family developers
    • Experience and relationships in the MSA with the land brokerage community

    EDUCATION

    • Bachelor’s degree required; Real Estate or Planning is strongly preferred

    SKILLS/CERTIFICATIONS

    • Thorough understanding of the land entitlements and planning, utilities, and other key areas
    • Complete knowledge of all necessary steps to close a deal
    • Effective verbal and written communication skills via all communication channels
    • Power to influence based on clearly articulated recommendations and concisely presented data
    • Ability to establish collaborative working relationships with individuals of varying seniority and teams both inside and outside the organization
    • Detail-oriented with a sense of urgency
    • Demonstrates a positive “can do” demeanor, takes pride in achieving results, and has a self-starter mindset
    • Ability to use good judgment and possess strong problem-solving skills
