BUILDING SUPERINTENDENT: Live-in for a co-op in Long Island (South Shore, Freeport)
Applicant must have prior Long Island superintendent experience in a co-op setting, knowledge of building maintenance, landscape maintenance, porter skills, personable, speak and write English proficiently, mediation skills, working knowledge of plumbing, electrical and carpentry, basic knowledge of computers, Microsoft Excel, Word, email and Internet, experience in bidding out construction work and overseeing work being done, attention to administrative detail and deadlines, ability to work independently and as a team with the Property Manager and other staff members, good written and oral communication skills, a NYS valid driver's license.
2-bedroom apartment provided.
Building Superintendent will be asked to perform additional duties that are within the scope of the job and this general listing of duties/responsibilities should not and will not be considered the full scope of duties/responsibilities: ability to lift heavy objects; be on-call after hours for emergencies; able to work in a stressful environment; self-motivated; good dealing with people; energetic, prepare weekly payroll; track time off; certain documentation; processing and logging of work orders; advise the Property Manager of all issues relating to the maintenance of the building and provide input in the formulation of plans and procedures to deal with these concerns; report emergencies to proper authorities, and to the Property Manager; maintain regular contact with the Property Manager on at least a weekly basis and meet at least once a month with Property Manager staff; order supplies and other materials as needed; secure estimates for improvements; distribute information and correspondence to tenants; assist any tenants having difficulties with building facilities and notify Property Manager; enforce building rules, perform other duties assigned by the Property Manager.
