ABOUT YOU
You are responsible for effectively managing and directing the day-to-day maintenance activities of a property. You will monitor and maintain all building mechanical and electrical systems and manages the daily work order system. You will initiate, perform and oversee all maintenance projects on their assigned buildings.
EVERY DAY, YOU WILL
- Monitors and maintains all building mechanical systems and electrical systems.
- Manages the day-to-day work order system.
- Manage and participate in 24/7 on call rotation for tenant needs and emergencies.
- Initiates, performs and oversees all maintenance projects on a building.
- Develops scope of work for CAPEX and expensed improvements and seeks out qualified contractors to bid the work.
- Creates yearly budgets of all expense related items
- Maintain the property so it is free from safety hazards.
- Ensure assigned facilities are aesthetically pleasing by performing routine maintenance, general repairs, lighting, parking lot clean up.
- Identify and repair minor electrical and plumbing problems.
- Respond to tenant maintenance calls even after normal working hours. Maintain grounds and common areas of assigned properties.
- Perform and maintain records on routine maintenance of building systems and equipment.
- Monitors the market for understanding of customary charges for maintenance and expenses to avoid overpricing.

Requirements
WHAT WE NEED
Education
- High school diploma or equivalent
Experience and/or Training
- 2-5 years in real estate, maintenance, or property management.
- Broad general knowledge of all aspects of building construction, maintenance and systems i.e.: reading blueprints, HVAC, boilers, sprinkler systems, utilities and electrical systems
- Knowledge of life safety, NFPA, ADA, NEC and general building codes
- Highly motivated, self-starter with great organizational skills who can work with considerable independence
- Strong personal skills to interact with tenants, contractors and HDG Management Facilities Maintenance Manager
Technology/Equipment
- Proficiency in Microsoft Office including Word, Excel, and Outlook.
WHAT WE PREFER
Education
- Degree from a two or four-year college or university.
Technology/Equipment
- MRI or equivalent software experience.
