Facility Maintenance Technician jobs in Fall River, MA
The Facility Maintenance Technician maintains, troubleshoots and repairs facilities mechanical components and electrical systems in accordance with SOPs (standard operating procedures), internal requirements, manufacturer's specifications and safety policies. Performs skilled maintenance and repair of complex mechanical, electrical, HVAC, and other physical structures. Being a Facility Maintenance Technician recommends purchase of maintenance tools, equipment and supplies as required. Develops, maintains and secures a spare parts inventory of basic maintenance hand and power tools. In addition, Facility Maintenance Technician assists engineers in developing methods and procedures to improve facility efficiency and work flow. Oversee and review the work of lower-level technicians. Requires a high school diploma. Typically reports to supervior or manager. Being a Facility Maintenance Technician works under moderate supervision. Gains or has attained full proficiency in a specific area of discipline. Working as a Facility Maintenance Technician typically requires 1-3 years of related experience, or may need 0 years of experience with additional specialized training and/or certification. Responsibilities for the Maintenance Technician:
- Safely maintains the physical condition and appearance of the property
- Satisfactorily completes all work orders within 24-48 hours
- Inspects and clean common areas such as hallways, stairwells, lobbies, parking lots, lawns, and dumpsters. Cleans up debris, removes trash, changes light bulbs in common hallways and exterior walls of the buildings
- Inspects gutters, downspouts, roofs, windows, AC units, and fire detection equipment, make repairs as necessary
- Is responsible for on call for properties. Responds to emergency maintenance repairs after working hours. Available by phone, text & email 24/7/365
- Works closely with property manager to maintain required inventory levels on supplies, tools, etc.
- Completes and files all paperwork on a daily basis to include: work orders and turnover paperwork
- Works patiently, professionally and cooperatively with residents and staff. Preserves and respects confidentiality of resident information.
- Other duties as assigned
Job Type: Full-time
Pay: $23.00 - $25.00 per hour
Expected hours: 40 per week
