General Maintenance Supervisor supervises and coordinates the general maintenance of buildings, equipment, and/or machinery. Oversees staff that performs masonry, painting, electrical, carpentry, tool-making, and/or machine shop work. Being a General Maintenance Supervisor estimates hours needed to complete tasks, prepares work schedules, assigns work, and inspects completed projects to ensure work meets quality standards. Requires a high school diploma. Additionally, General Maintenance Supervisor may require certain certifications in the field. Typically reports to a manager. The General Maintenance Supervisor supervises a small group of para-professional staff in an organization characterized by highly transactional or repetitive processes. Contributes to the development of processes and procedures. To be a General Maintenance Supervisor typically requires 3 years experience in the related area as an individual contributor. Job Summary: Oversee and coordinate installation, maintenance and repair work for plant operations of St. Joseph’s property and equipment and keep the high standards set by the agency. Train and supervise maintenance staff. Knowledge of electricity, plumbing, carpentry, sprinkler systems, HVAC, boilers, swimming pools and vehicle general maintenance recommended.
Resident and staff privacy and confidentiality is protected at all times. Minimum necessary access to resident and staff records and information is assigned based on the job duties and responsibilities outlined below.
Key Areas of Responsibility:
SUPERVISION
1. Provide training and assign work activity. Evaluate performance.
2. Oversee and coordinate staff or contractors to maintain and repair electrical, plumbing, ventilation and other building systems.
3. Oversee snow removal and lawn care in a timely manner.
4. Complete repairs on a daily basis.
5. Oversee maintenance of company vehicles, including minor repairs. Maintain records of mileage, oil changes, etc., on all company vehicles. Maintain vehicle shop.
6. Train staff to the proper procedures for any type of security drill.
7. Track maintenance staff time worked and time off for payroll.
OVERSIGHT OF PLANT OPERATIONS
8. Evaluate problematic systems or facilities and determine what installation or repair services need to be performed.
9. Keep accurate records including: daily logs, machine equipment and building inventory, vehicle maintenance schedule and odometer readings, equipment inspection reports, and others as assigned by Supervisor.
10. Participate in a weekly walk-through of the buildings and grounds and record problem areas.
11. Maintain a preventive maintenance program on all buildings, grounds and equipment.
12. Maintain positive public relations in dealing with outside providers as well as St. Joseph’s staff.
13. Attend weekly meeting with Supervisor. Attend department head meeting bi-weekly and other in-house meetings as requested by Supervisor.
14. Participate in yearly budgeting as requested.
15. Complete and submit monthly maintenance inspection reports for units, school and main building.
16. Once a month travel to Cheyenne along with a staff from the kitchen to pick up supplies at Wal-Mart and Sam’s Club
SAFETY
17. Serve on the Safety Committee.
18. Maintain, under security, all materials which could be dangerous to the health and safety of the residents.
19. Conduct and maintain logs of any security drills.
20. Teach Safety and Coaching the Van Driver during New Hire Orientation.
21. Provide safety inspection reports, when requested, to outside entities such as property insurance provider.
OTHER DUITES AND RESPONSIBILITIES
22. Ensures the mission of St. Joseph’s, including the spiritual formation of residents, is an integral part of the healing process.
23. Will perform other duties as may be assigned.
