Description

Caracole is seeking a Housing Quality Inspections Consultant to perform HUD Housing Quality Inspections prior to leaseup and recertification for housing assistance programs. After contracting, the consultant will be notified of housing inspection requests.  If the consultant accepts the request, the inspection should be completed within 2 business days. Inspections will primarily be scheduled 8am-6pm M-F within Hamilton County. Very infrequently, an evening or weekend inspection or inspection in Butler County may be requested.  

Consultant will:

• Inspect properties for compliance with Housing and Urban Development (HUD) Housing Quality Standards, specifications, safety policies, and all applicable codes and regulations.
• Document and report on all unit deficiencies as well as environmental health and safety issues using Form HUD-52580­A.
• Assure effective communications of inspection results and any related issues with housing specialists and landlords
• Maintain confidentiality, professional boundaries and model appropriate behavior. 

Payment:  Caracole expects to request 4-16 inspections per month. Per inspection rate of $70/inspection. Invoices for inspections performed monthly will be sent by Consultant and will be paid within 15 days of receipt.

Requirements

• Knowledge of the principles and practices of building inspection.
• Knowledge of Housing and Urban Development (HUD) policies and regulations. Must certify completion of two courses within past 2 years: Continuum of Care Community HQS Training and HUD Lead Based Paint Visual Assessment Training.
• Must have reliable transportation, driver’s license, and insurance. The contractor is required to complete inspections in multi- and single family units in the community.
• Skill in maintaining accurate inspection records and data entry.
• Contractor must stand, walk, talk, hear; use hands and fingers, handle or operate tools, climb stairs and ladders, kneel, stoop, lift briefly overhead, operate a telephone and computer. 
• Must have good written and verbal communication skills.
• Requires good visual, auditory and manual acuity.
