Recertification Specialist Job Description
Reports To: Property Manager
The Recertification Specialist is responsible for the recertification process at the property and is required to know about all aspects of recertifications, program compliance, and resident relations, to include application intake and processing verifications. The Ideal candidate has a working knowledge and the acute understanding of HUD 4350, with the Section 8 program and Low Income Housing Tax Credits.
Essential Duties and Responsibilities:
- Responsible for determining housing assistance eligibility, occupancy standards, income calculations and allowances.
- Responsible for processing all tenant recertification's on time for rent and eligibility for assistance.
- Responsible for recertification notifications to all residents.
- Schedules and conducts annual resident recertification interviews to determine eligibility.
- Performs all verifications of information pertinent to resident re-certifications.
- Ensures proper calculation of income, assets, rent levels, etc.
- Coordinates apartment inspections for recertification.
- Explain documents to tenants including rent determination.
- Prepare leases and required move-in and move-out forms.
- Prepare vacancy claims on every move-in and move-out where unit is eligible for claim.
- Prepare monthly request of repair and replacement requisitions.
- Maintain accurate and timely statistical records and reports pertaining to HUD, LIHTC, and to the resident or prospect.
- Process report changes in the system, including entering data in the OneSite system to update family, assets, demographics, income and notes.
- Maintain neat and easily accessible files pertaining to prospect applications and resident re-certifications in accordance with HUD and tax credit regulations.
- Maintains waiting list for prospects interested in housing.
- Notifies prospects of scheduled appointments by mail and/or phone call and implements the processing of resident applications.
- Interviews all prospects by gathering all required information to complete the application process.
- Performs all verification of information pertinent to prospects qualifying for housing.
- Working knowledge of income calculations and must be able to identify and address income discrepancies.
- Assist office staff on other tasks, including collection and posting of rents, social activities, and answering the phones.
- Performs duties under pressure and meet deadlines in a timely manner.
- Must be able to work in a fast-paced enviroment.
- Works as part of a team, as well as complete assignments independently.
- Maintains a professional, compassionate and welcoming attitude toward managers, co-workers, residents, and visitors.
Job Requirements:
- 2 years of Property Management recertification experience a MUST
- Excellent and premiere customer service orientation
- Excellent verbal and written communication skills
- High-energy, hardworking, ability to multi-task in a fast pace environment with an excellent sense of urgency
- Computer skills including Microsoft Word, Excel, e-mail and Internet and other Property Management systems
- Certified Occupancy Specialist, HCCP, NCHM or any other field related designation(s) preferred
- HUD knowledge/Recertification experience required
Education
High school diploma or GED. This position requires the ability to accurately perform intermediate mathematical functions and the ability to understand and perform all on-site resident management software functions.
Professional Experience
A minimum of three years of experience in residential property management and Lease Up
Computer Skills
- Minimum of basic knowledge of computers
- Ability to use Outlook and OneSite Software Suite
- Intermediate knowledge of Microsoft Suite
Job Type: Full-time
Pay: $15.00 - $19.00 per hour
Expected hours: 40 per week
