Investment Specialist analyzes and researches financial markets, securities, and investment products to assess risks, evaluate potential returns, and make informed investment decisions for an organization. Collects and researches economic data, financial metrics, and market conditions to develop and build financial models, forecasts, and investment strategies. Being an Investment Specialist monitors and analyzes portfolio performance, asset allocation, and risk exposure to ensure alignment with the organization's investment objectives, strategies, and risk tolerance levels. Prepares investment reports and analyses on investment opportunities or strategies to identify trends and recommend actions for the organization. Additionally, Investment Specialist utilizes mathematical formulas and statistical analyses to identify potential or alternative investments and calculate and evaluate financial health, returns, and fair value of securities, assets, or other investments. Requires a bachelor's degree. Typically reports to a manager. The Investment Specialist work is highly independent. May assume a team lead role for the work group. AMAZING SERVICES YOU’LL PROVIDE:- Ensure all work orders are completed in a timely manner based on priority
- Make Ready / Turning Units in between tenants
- Painting/Staining both interior and exterior applications
- Working hand in hand with the Property Manager on a monthly budget review
- Manage and adapt a preventative maintenance program
- Exterior structural maintenance as needed
- Managing coverage of a 24/7 emergency cell phone
- Pool maintenance (CPO required)
- HVAC Repairs (EPA or HVAC certification required)
- Assist in capital projects including but not limited to rehab and/or major repairs
EXPERIENCE YOU’LL NEED:- 2 years’ experience in maintenance, including 2 years in multi-family housing
- HVAC and/or EPA Certification
- CPO Certification required
- Experience managing/supervising 3 employees
- Drywalling including painting and carpentry
- Working knowledge of plumbing including sweating copper pipe
- Working knowledge of electrical including outlets, switches and light fixtures
- Working knowledge to repair and/or diagnosis of appliances including refrigerators, stoves, dishwashers and garbage disposal
- Water heater knowledge both electric and gas
