About the Position: This position is for someone who is well organized, an independent thinker, can operate in a fast-paced, multi-tasked environment, and provide leadership to manage various client operations and financial needs. This position is responsible for communication with tenants, maintenance team and vendors, financial oversight of operations, adhere to budgets, and lease enforcement. This individual will be systematic and committed to following up and following through, while being flexible and able to pivot quickly as the company grows.
Essential Duties and Responsibilities:
- Familiarization with all properties, tenants, vendors and owners
- Prepare annual operating and capital budgets
- Review and analyze monthly client financials through the development of a variance report.
- Review asset monthly reports and financial statements, analyze performance against budget, research variances, recommend and implement operational changes to meet performance objectives
- Communicate any significant operational changes and/or corrective actions monthly to the Director
- Be the key liaison with all tenant customers in a professional and friendly manner
- Respond to all email communication
- Prepare and bid out appropriate contractual requirements
- Review and code invoices for payment
- Prepare and enforce client delinquency policies
- Prepare and execute tenant leases
- Monitor lease compliance and renewals
- Oversee property risk management, maintenance, landscaping, snow removal, and other operational components
- Other duties as assigned from time to time
Requirements
- High School Diploma or GED, Associates Degree or higher preferred
- Strong skills learning and working with various software applications
- Demonstrate strong oral and written communication skills
- Excellent problem solving and communication skills
- Strong skills in customer service, time management and multi-tasking
- Desire to have fun while working hard!
- A highly collaborative team player. Comfortable working across department lines with people at all levels in the organization
