Being a Land Surveyors Manager ensures projects are completed on time and within budget. Acts as advisor to land surveying team regarding projects, tasks, and operations. Additionally, Land Surveyors Manager requires a bachelor's degree. Typically reports to a unit/department head. The Land Surveyors Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. Extensive knowledge of department processes. To be a Land Surveyors Manager typically requires 5 years experience in the related area as an individual contributor. 1 to 3 years supervisory experience may be required.     Responsibilities/Qualifications

    National homebuilder with a superb reputation as a leader and innovator in the industry is seeking a Land Manager for our Raleigh, NC Division.

     

    In this position, you will be responsible for site identification, feasibility analysis, acquisition and designdevelopment sufficient to meet the current needs and planned growth of the division. In addition,he/she is responsible for all land development of projects including coordination, the entitlement,permitting and coordinating of all physical improvements.

     

    We are looking for a self-starter with a proven track record motivated to make an immediate impact.

     

    Some Key Duties and Responsibilities:

    • Assist the Division President in maintaining an ongoing 5-year strategic forecast for lot andland acquisitions. The forecast should be based upon the strategic plan written by theDivision President with the Regional President’s approval.
    • Meet with developers/landowner(s) and negotiate favorable purchase terms that satisfy the financial requirements of a successful development. Responsible for making creative deal structures.
    • Identify potential lot purchase opportunities by regularly reviewing monthly planning boardmeeting agendas and/or minutes for areas of interest and by being aware of developmentactivity in each sub-market.
    • Prepare a detailed project financial proforma. Monitor all zoning, engineering, permitting andmiscellaneous approval costs to assure that they fall within budgeted amounts.
    • Work with outside engineers and in-house resources to assure that project budget iscomplete, accurate and falls within desired budget for a financially successful community.
    • Schedule and supervise all land development activities, including the work of generalcontractors, engineers, utility providers, landscape architects, etc.
    • Work with Division President to complete Land Division budget annually.

    Knowledge and Skills:

    • College degree, Urban Planning, Land Development or related degree preferred
    • Good computer skills including MS Office, strong Excel skills
    • Experience with preparing and maintaining budgets
    • Previous experience in land development and entitlement
    • Familiar with local entitlement processes helpful
    • Contract negotiation and contract management experience
    • Excellent written and verbal communications skills
    • Experience in residential land planning, site development and associated costs
    • Detail oriented  with the ability to deal with complex situations
    • Mentorship mindset

    The ideal candidate will have experience in land development and experience with a major homebuilder.
