The Lease Up Manager for Origins must be a highly motivated, sales driven individual whose primary responsibility is to lease apartments at the highest possible rent for their respective assigned property locations only. This will be done as quickly as possible while creating a positive customer service experience and performing a variety of administrative functions. The ability to travel for prolonged periods of time or relocate is necessary (must go where new development needs are), work weekends, evenings, on site as well as remotely.
ESSENTIAL JOB FUNCTIONS:
- Effectively launch lease up of a 29th Street Communities (29SC) managed properties by proactively leasing available apartments prior to delivery of certificate of occupancy and throughout the lease up period.
- Monitor targeted proforma budget goals to ensure a proper lease up and stabilization of property.
- Implement marketing and leasing efforts by partnering with internal members of the 29SC team, as well as establishing relationships with local businesses, industry leaders, and any other individuals deemed appropriate for collaborating on a successful lease up.
- Maintain and utilize up-to-date knowledge of market and competitive properties to achieve targeted revenue and budgeted occupancy goals.
- Conduct tours of the property to prospective residents demonstrating the community and apartment appeal; apply product knowledge to clients’ needs by communicating features and benefits. Early on in lease-up, “tours” may be via virtual or based on vision boards. Hard hat construction tours may also be utilized.
- Collaborate with construction team and Maintenance Supervisor on Make Ready Schedule.
- Collect and record accurate information for each prospective resident from the initial inquiry throughout the resident’s lease term.
- Track and maintain Lease Expiration Reports and propose appropriate lease terms for new residents and at time of renewal.
- Complete all required reporting including Demographics, Weekly Renewal trackers, Weekly Leasing Report, Weekly Market Survey Report, and any additional reports required during the Lease Up period to Stabilization period.
- Organize meetings during which leasing operations are discussed to identify solutions necessary for achieving occupancy targets.
- Lead Transition/Ops calls and ensure management targets are meeting/exceeding deadlines.
- Manage the activities and operations of a Leasing team to ensure revenue goals are being achieved.
- Develop and implement policies and practices necessary for improving the profitability and efficiency of a leasing team.
- Oversee and manage the hiring and on-the-job training of current Leasing Consultants and recruits.
- Adhere to Proforma Schedule and assist in budget preparation with Asset Management.
- Maintain confidentiality on all matters pertaining to the property, ownership, and residents.
- Conduct all business in accordance with the company policies and procedures, Fair Housing, ADA, Fair Credit Reporting Act, and all other federal, state, and local laws pertaining to multi-family housing.

- Valid driver’s license required.
LOCATION
The position is transient and will need to be located where the development needs exist. Expectation is to start ~90 days prior to certificate of occupancy and lead, manage and support lease efforts 6 months post certificate of occupancy or until pro-forma targets are met (if sooner).
COMPENSATION
The position will include a base salary plus aggressive commission structure (per lease) to support pro-forma goals of new development lease-up plan.
EDUCATION AND EXPERIENCE
• Bachelor’s degree preferred.
• At least four years of experience in multi-housing property management with a specific emphasis on new construction lease-ups is required
