Leasing Manager supervises a team of leasing consultants to ensure maximum occupancy of rental units at all times and high renewal rate. Oversees completion of all necessary paperwork and ensures proper customer service. Being a Leasing Manager may coordinate promotions to increase number of tenants. May require a bachelor's degree. Additionally, Leasing Manager typically reports to a head of a unit/department. The Leasing Manager supervises a group of primarily para-professional level staffs. May also be a level above a supervisor within high volume administrative/ production environments. Makes day-to-day decisions within or for a group/small department. Has some authority for personnel actions. Thorough knowledge of department processes. To be a Leasing Manager typically requires 3-5 years experience in the related area as an individual contributor.     Main Responsibilities:
    The Leasing Manager’s primary responsibility is to monitor the performance of all activities related to apartment rentals, move-ins, and lease renewals in accordance with all applicable laws and company policies. They interact directly with prospective and current residents to achieve maximum occupancy. This includes generating and handling traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in paperwork and procedures. This position assists with the company's on-going relationship with the residents throughout their tenancy.

    PAY: Up to $17 an hour plus commission of $75 per move-in! Plus shared renewal commissions!

    SCHEDULE: Tues-Saturday 8:30-5:30 weekdays Sat 10-2

    Essential Job Duties and Responsibilities:

    • Greets, assists, and attempts to lease apartments to all prospective residents.
    • Responsible for thorough knowledge of leasing techniques, sales methods, and policies and procedures of Monarch Investment and Management Group.
    • Ensures appearance of the “model” apartment/s and target apartments are acceptable for showing.
    • Responsible for reporting to Property Manager market survey reports and shopping competition results.
    • Assists Property Manager in ensuring all property marketing is current, accurate and relevant.
    • Responsible for daily marketing efforts through Craigslist and/or other outreach (Marketing Calendar).
    • Must be aware of the “Curb Appeal” of the property.
    • Accepts and completes required application information from the prospective residents.
    • Monitors all applications in progress to see that they are completed in a timely manner.
    • Reviews all lease renewals and move in files prior to Property Manager approval.
    • Creates the schedule for the leasing team on a monthly basis.
    • Assist Property Manager in trying to personally save any “Notice To Vacates” received.
    • Maintain the Facebook/Instagram for the property.
    • Creates all lease documents and facilitates getting all parties to sign where required.
    • Maintains all resident files both physical and digital in YARDI.
    • Maintains and updates Property Information Handbook and Advertising Log Book.
    • Utilizes required telephone etiquette and techniques.
    • Producing a daily “Hot Sheet” on current rental rates, sizes, locations, and all amenities of the property.
    • Maintains relationship with all apartment locator services and local business.
    • Monitors CRM and ensures that all follow up is done in a timely manner.
    • Assists Assistant Property Manager in building and maintaining a resident relations program.
    • Head planning and details for any resident events.
    • Performs additional functions from time to time as requested by the Property Manager.

    Knowledge, Skills and Experience Required:

    • Minimum of 3 years’ experience in multi-family housing
    • Must have at least 1 year experience in direct leasing of apartments
    • 6 months direct marketing experience
    • Must have demonstrated computer skills and be able to navigate industry software
    • Expert knowledge of local, state and federal resident/property management laws/guidelines
    • Have excellent verbal and written communication
    • Be able to provide great customer service to our residents
    • Willing to complete online class training required by Monarch
