We are looking for an outgoing and dynamic individual to be the Leasing and Maintenance Coordinator for a multi-family property in Grand Junction.
Position Overview:
The Leasing and Maintenance Coordinator plays a key role in ensuring the smooth operation and maintenance of our properties. This individual will be responsible for assisting the Property Manager with leasing operations, coordinating maintenance activities, and maintaining a high standard of service to both our external clients and internal teams. The role requires a blend of administrative, maintenance, and customer service skills to ensure that our properties are well-maintained, and our clients' needs are met.
Essential Duties and Responsibilities:
Property Management Support:
· Assist in leasing activities, including processing rental applications and implementing rental standards.
· Market available apartments and contribute to resident retention programs.
· Handle details of move-ins and move-outs, including apartment inspections.
· Ensure the business office and clubhouse are open during scheduled hours.
· Maintain a clean, safe, and well-maintained community for residents.
· Be knowledgeable of and enforce company policies and OSHA standards.
Customer Service:
· Provide excellent customer service to both external clients and internal staff.
· Answer incoming calls and direct them to the appropriate person or department.
· Work with residents to resolve issues and maintain a positive living environment.
· Assist in creating and maintaining a welcoming atmosphere in the office and community areas.
Maintenance Coordination:
· Develop and process work orders.
· Schedule and coordinate maintenance activities with technicians and subcontractors.
· Track materials, tools, and outstanding invoices.
· Implement and manage on-call schedules.
· Log documents for new and existing properties.
· Ensure that all maintenance requests are handled promptly, and residents are informed of any delays.
· Adhere to maintenance and purchasing directives, including property inspections, work orders, and stock control.
· Report any unusual or extraordinary circumstances regarding the property or residents to the property manager.
Qualifications:
· Strong multitasking, organizational, and problem-solving skills.
· Proficient in Microsoft Office and general office equipment.
· Detail-oriented with excellent written and verbal communication skills.
· Ability to work well under pressure and handle disruptions.
· Basic financial knowledge and understanding of property management operations.
· Ability to work with diverse groups and maintain a professional demeanor.
· Must have a pleasing personality and good sense of humor.
