Job title Project Manager
Reports to General Manager, Office Manager and/or Area Manager
Job purpose
Manage projects from startup to end of warranty period, ensuring that projects are completed within time and budgetary constraints and an understanding of the construction industry and the deadline driven environment.
Duties and responsibilities
1. Follow and maintain current company processes and procedures
2. Obtain the building permit.
3. Conduct initial meeting with staff verifying job set up has started or is completed. (assign task if not already complete.
4. Verify the need for separate preconstruction meeting and attend GC’s preconstruction meeting if required.
5. Know and understand the contract along with all subcontracts and share pertinent information with superintendent, specifically terms and conditions regarding change order overhead and profit, delays, liquidated damages, schedule, etc.
6. Verify purchase orders have been completed or prepare them if not complete.
7. Monitor and assist with the submittal process and if necessary, prepare and process submittals.
8. Verify Job book and superintendent handbook have been completed and conduct the review of the handbook with the superintendent.
9. Verify long lead items and or any job specific items are being procured for timely delivery.
10. Set up all construction management paperwork to include RFI’s, PR’s, ASI’s, and Field Reports, along with verifying additional work orders have been reviewed for accuracy.
11. Attend GC’s regular and special project meetings, review all meeting minutes and confirm for accuracy.
12. Understand superintendent’s job duties and be responsible for all superintendents being accountable for their duties.
13. Receive and review all superintendent’s daily reports.
14. Assist with supervising the daily operations as needed to avoid claims and Notice to Cure letters.
15. Verify all change orders have been issued by GC and approve all before proceeding with change order work. Verify any added material has been ordered. Monitor CO log.
16. Attend weekly project progress meetings along with other management (General Manager, Area
Manager, Office Manager, other Project Managers.)
17. Review all labor reports and time cards as necessary.
18. Assist in monthly billings.
19. Coordinate with subcontractors and verify all have received and are in agreement with the schedule. Verify all subs are on schedule.
20. Monitor that safety is being addressed along with review and filing of daily copies of JHA’s and specific GC requirements.
21. Verify that all tools and manpower are being utilized to create and maintain efficiency.
22. Verify that the superintendent is demobilizing materials and equipment when appropriate to have available to others.
23. Attend all specific Commissioning meetings and follow up with GW workers and affected subcontractors that all efforts are completed in a timely manner.
24. Edit the Project Closeout Checklist for project specific requirements and review with superintendent.
Qualifications
1. Demonstrated minimum 10 years of efficient work experience in the plumbing industry with license as required per local building official authority, WAM preferred.
2. In-depth understanding of construction procedures and material and project management principles.
3. Familiarity with quality and health and safety standards.
4. Good knowledge of MS Office (Word, Excel), Bluebeam software.
5. Proficient with construction/ project management software as used by General Contractor.
6. Good communication and negotiation skills.
7. Good organizational and time-management skills.
8. A team player with leadership skills.
Working conditions
Both main and field office settings with regular travel to both local and out-of-town projects with field work as necessary for monitoring of projects.
Physical requirements
Role is typically not physically demanding, but may require occasional physical field work.
