Mechanical Maintenance Supervisor jobs in San Antonio, TX

Mechanical Maintenance Supervisor supervises a crew performing routine preventive maintenance and safety inspection operations for a building or plant's mechanical equipment, control systems, power distribution systems, and HVAC systems. Follows a daily and weekly schedule to effectively assign maintenance and repair tasks and may use a computerized maintenance management system (CMMS) or work order system to track work orders. Being a Mechanical Maintenance Supervisor oversees preventive maintenance, repair, inspection, and calibration processes to identify wear, damage, or leaks, replace filters or belts, or apply lubrication to mechanical devices. Selects, schedules, and coordinates vendors and outside service providers for specialized repairs or maintenance projects. Additionally, Mechanical Maintenance Supervisor maintains a replacement and spare part inventory at required levels. Trains and coaches the team. Ensures all work and material handling follow established safety procedures and regulations. Experienced with facilities maintenance processes and may have completed a trade apprenticeship or technical training. May require an associate degree. Typically reports to a manager or head of a unit/department. The Mechanical Maintenance Supervisor supervises a small group of para-professional staff in an organization characterized by highly transactional or repetitive processes. Contributes to the development of processes and procedures. To be a Mechanical Maintenance Supervisor typically requires 3 years experience in the related area as an individual contributor.     Essential Functions

    To provide entry level skills for the operation and maintenance of HVAC, Boiler, and mechanical equipment and systems. Responsible for the performance, operation, and maintenance of heating, Ventilation, air conditioning and related systems.

    Core Responsibilities

    Typical :

    • Assist in the installation, removal, repair, maintenance, preventive maintenance, fabrication, and emergency repair of HVAC, boiler, and industrial mechanical equipment and related systems.
    • Performs service calls and work orders submitted by students, faculty, staff, and department within the university to include preventive maintenance.

    Responds to customer service needs and requests in a timely manner with proper documentation of repair and services.

    • Keep records of material used.
    • Assist all trades, departments and zones with special events and assist when needed.
    • Assist outside contractors on HVAC and mechanical equipment and systems pertaining to the remodel, repair or replacement of equipment.
    • Test, monitor, minor troubleshooting, adjust and repair systems and equipment.
    • Checks mechanical spaces on regular intervals, corrects deficiencies and assists in other trades areas in a team environment.
    • Assists with work on kitchen equipment as required. Works on energized systems including piping that contains steam, hot and chilled water.
    • Performs work in accordance with established safety procedures.
    • Works various schedules and is required to carry a radio and / or cell phone and be on-call periodically.
    • Keeps current of changes in operation procedures, new equipment, and other related equipment : works in conjunction with other trades and staff personnel in support of daily job task;

    Periodic :

    Assist in preparing job cost estimates.

    Required Qualifications

    • High school diploma or GED.
    • One year of experience, related to the statement of duties and responsibilities.
    • Must be able to speak, read and write in English, and perform basic arithmetic.
    • Must have or obtain an EPA Universal Refrigerant Certification with 6 months or employment.
    • Ability to use the tool of the mechanical trade, including the use of power machinery and hand tools.

    Preferred Qualifications

    • Supplemental vocational school training.
    • Two years of experience, related to the statement of duties and responsibilities.

    Working Conditions

    Working Environment :

    • Exposure to variable Texas weather condition and / or physical hazards such as working in elevated and confined space; working in attic, sub-floors, machines rooms, on roof, and other operational areas.
    • Also exposed to various mechanical, electrical, laboratories, and other university spaces
    • Assisting other trades to meet the operational needs of the university.

    Physical Demands :

    Ability to push, pull, or lift 50 pounds or equipment with or without reasonable accommodations.

    This position will be primarily located on campus . Travel and parking expenses are the employee's responsibility.
