Summary of Basic Function
The Mortgage underwriter is responsible for approving or disapproving loan applications and determining if the client has the capacity to repay the mortgage loan. This position will underwrite mortgage loans ensuring compliance with appropriate company, regulatory agencies, and secondary market investor guidelines. Examines loan documentation for accuracy and completeness and works with Mortgage Loan Officers and Mortgage Department staff to secure all required documentation. Accept and complete residential and consumer loan applications for processing. Maintain accurate and complete loan files in compliance with federal and state laws and regulations and bank policies and procedures. The Mortgage Underwriter will review all credit, asset, income, and collateral documentation to produce a sound credit decision based on Brentwood Bank policies
Essential Duties and Responsibilities
- Will maintain a NMLS number in order to originate applications.
- Review mortgage loans to ensure accuracy and completeness, validate findings to verity that all information matches. Work with team to address any deficiencies found to eliminate future issues and provide training and education on any deficiencies found.
- Ensure that all fair lending and compliance policies are followed both in dealings with customers, as well as the underwriting decisions that are made.
- Will be knowledgeable in regulations/ATR (ability to repay) during the underwriting process.
- Will verify employment along with income information, provide reviews on credit history and compute the borrower’s assets and collateral.
- Ensure that the specifications of properties and terms of loans meet the requirements of the financial institution and with the government regulations.
- Assist branch staff with loan applications.
- Communicates with branch staff and loan officer to ensure application information is complete and accurate.
- Obtains and analyzes credit, employment profile, credit strength, property characteristics, and all other information pertinent to the credit decision on each mortgage application.
- Select required conditions on each deal to be satisfied prior to funding and input information into the system.
- Verify accuracy of supporting employment, down payment, appraisal, and financial documentation received.
- Review documentation for compliance with internal and regulatory guidelines.
- Correspond with processors to get outstanding documentation needed to complete requirements per the commitment.
- Prioritize deals in Workflow queue in order to minimize turnaround time.
- Calculates debt-to-income and loan-to-value ratios.
- Must maintain working knowledge of Encompass loan system functionalities.
- Prepares commitment letter or adverse action notice based on loan decision.
- Provide a superior customer experience to all internal and external customers.
- Represent and promote favorable image and uphold the reputation through involvement in community activities.
- PREFERRED BUT NOT REQUIED: Experience and knowledge of underwriting secondary market residential loans
- Knowledge of underwriting secondary market residential loans in compliance with Agency guidelines, regulations and bank policies and procedures. This includes reviewing loan applications, analyzing applicants’ financial status, credit reports, title insurance commitments, property appraisals and applicable legal documents.
- Monitor all secondary investors, government, and MI guideline changes and determining effect on current and future loans ensuring compliance for all functions for the bank with examiners, auditors, secondary market.
- Work with secondary market investors on any post-closing issues or audits.
- Other duties as assigned.
Knowledge, Skills, Abilities and Requirements
- Bachelor’s degree in business, banking, finance, or any related field is preferred.
- Three to five years previous underwriting experience; mortgage lending; conventional, purchase and construction preferred.
- Prior experience and knowledge of Encompass Loan Origination System.
- Proven analytical skills, report writing skills and thorough attention to detail.
- Strong verbal and written communication and analytical skills.
- Demonstrated ability to resolve complicated issues as they arise.
- Proven organizational skills and demonstrated ability to prioritize and multi-task.
- Self-directed. Ability to work autonomously, to prioritize work and to meet deadlines.
- Strong MS Office Suite, and Mortgage Origination Systems.
- Job requires the ability to see fine print on printed material as well as small lettering on a computer screen.
- Job requires the ability to hear and listen to customers in person and on the telephone and clearly communicate with the customer.
- Job requires; keystroke finger abilities, bending or stretching for short periods of time and general minimal lifting to 30 lbs.
- Job may require working evenings and Saturdays. Job may require local travel between branches or offsite travel for training.
