The Director of Planning and Design will be dedicated to leading", along with the Construction Project Manager, major projects in Mission Viejo, including the planning and design of an Acute Hospital Tower and Medical Office Building.
ESSENTIAL FUNCTIONS
The Director of Design is responsible for the establishment of and alignment to the programmatic scope of the project, as well as the space planning in response to that scope.
The position is a liaison between internal stakeholders and the architectural design firm and associated consultants. The organization/ management of meetings with stakeholder groups is a primary responsibility, which includes establishing the rhythm of usergroup meetings and design charettes (as needed) as well as managing key milestone/phase signoffs
Clear communication with and synergistic working relationship with the Construction Lead/ Project Manager
Documentation of key decisions using the tools established by the project (for example: Excel, SharePoint, eBuilder)
Management of/ providing clear direction to other team members reporting to the Director of Planning, including the Design Manager and those working in supportive project management roles
Management of third-party design partners, including: the architectural team and associated consultants, furniture dealerships, medical equipment planners, and art consultants. Experience issuing RFPs and managing architectural firm interviews and selection is preferred.
Commitment to project visioning and documentation (at each phase) of key project data within the Project Charter
Development of the project’s functional program
Commitment to the project’s manifestation of Providence’s planning, design, and technical standards. Confidence in “the spirit of the guideline” and ability to make an informed judgment call if the standard is unclear, incomplete, or more information is required to enact it
Collection and validation of a project’s current state data, working in close collaboration with the project’s Institutional planner, strategy, and real estate teams
Manage a project’s documentation of Entitlement Strategy, as led by the Providence Land Use Planner and the Architectural Firm. This includes identifying pre-application meetings that need to occur and escalating decisions to other Providence departments as needed.
IDEAL QUALIFICATIONS
Master's Degree in Planning, Business or Healthcare Administration or equivalent educ/experience.
Driving may be necessary as part of this role. Caregivers are required to comply with all state laws and requirements for driving. Caregivers will be expected to provide proof of driver license and auto insurance upon request.
8 years Land Use planning.
6 years of Management experience.
2 years of HCAI experience in the state of CA.

Excellent organizational skills: as Providence is moving towards data-driven decision-making and accountability throughout the design and construction process, the candidate should have a commitment to clear, disciplined communication, including the management and maintenance of decision logs, meeting minutes, tracking of action items, and regular report outs to all stakeholders. This role will also be accountable for organizing stakeholder meetings during schematic and design development, managing the partnership with the architectural design firm and associated consultants, and ensuring that the project documents are adhering to Providence planning, design, and technical standards.
Medical Planning background: the role will be a liaison between internal project stakeholders and the external architectural design team. The candidate should be familiar with both acute and ambulatory planning and design best practices and be able to bring this knowledge, along with a curious mind and empathetic disposition, to the stakeholder meetings. Ideally, this person builds trust with each stakeholder group, seeks to validate any internal data required to investigate stakeholder requests, and communicates decisions to both internal and external stakeholders in a timely manner.
Architectural license, MArch, and EDAC credentials are preferred.
HCAI/OSHPD experience: the ideal candidate will have experience with both OSHPD 1 and 3 projects, as well as experience with seismic upgrades and retrofits.

If a Design Manager is reporting to the candidate as part of the project’s organizational structure, it should be viewed as an opportunity to impart planning and design experience and passion for holistically designed healthcare environments to the project’s direct reports.
