Plant Maintenance Manager oversees the plans for routine preventative maintenance and scheduled turnaround events at a plant or production facility. Estimates required work requests and maintains a consistent tracking system for work orders. Being a Plant Maintenance Manager leads inspection to ensure an effective preventative maintenance procedure and framework. Works closely with technicians, engineers, operations, and managers to establish a schedule of proactive maintenance activities during appropriate downtime. Additionally, Plant Maintenance Manager utilizes planning and scheduling methods to ensure the most effective and least disruptive maintenance possible. Typically uses a computerized maintenance management system (CMMS) for tracking and planning maintenance. Manages spare parts inventory to ensure the availability of required parts. Typically requires a bachelor's degree or equivalent. May require a Certified Maintenance & Reliability Professional (CMRP) certification. Typically reports to a manager. The Plant Maintenance Manager supervises a group of primarily para-professional level staffs. May also be a level above a supervisor within high volume administrative/ production environments. Makes day-to-day decisions within or for a group/small department. Has some authority for personnel actions. To be a Plant Maintenance Manager typically requires 3-5 years experience in the related area as an individual contributor. Thorough knowledge of functional area and department processes.     Position Overview -

    The Manager of Plant Operations and Maintenance oversees the operations of the Maintenance department--plans, organizes, directs, and controls the facilities management functions including, but not limited to planning, design, construction, alteration, operation, maintenance, and disposal of plant facilities and equipment; loss prevention management function. Establishes goals, objectives, standards of performance, develop and implement operating policies and procedures; interpret policies, standards, regulations, and codes to personnel. This position provides technical guidance and management regarding the inspection, installation, maintenance, repair, and modification of all building and ground related systems.


    Responsibilities

    • Administers and directs programs to maintain buildings, grounds, and equipment and coordinate these activities with the other departments to ensure safe and efficient operation.
    • Plans, organizes, directs, and supervises the functions and activities of facilities management and engineering, loss prevention management, and telecommunications.
    • Establishes and implements policies and procedures for department operation; environmental control policies and procedure; establishes standards of performance and productivity; establishes a preventive maintenance program; establishes quality assurance and safety programs; establishes staffing needs by following regulations of accrediting and regulatory agencies, and national, state, and local electrical, building, and plumbing codes to department staff.
    • Reviews, evaluates, and monitors work schedules, workflow, work hours, and duty assignments of personnel, and effects changes as needed.
    • Respond to internally generated work requests; prioritize, schedule, and assign work to staff, manage work order data.
    • Consult with administration and fiscal services concerning department budget, major purchase priorities, major construction projects, renovation, and similar projects requiring large capital expenditures. Prepares annual capital and expense budgets and ensures the department operates within allocated funds.
    • Assists in staff interviews. Orients/trains, assigns, schedules, directs, and supervises department staff.
    • Completes personnel performance evaluations and initiates personnel actions such as merit increases, promotions, transfers, disciplinary action, and termination.
    • Provides in-service and continuing education for department staff.
    • Regularly inspect building and grounds to assure conformance with established standards and regulations.
    • Assists in the development of annual facilities project list. Plans for major repairs, renovation, new constructions.
    • Makes recommendations on major repair and constructions projects as to work to be done by outside contractors or by facility personnel. Solicit bids from contractors, analyze quotes, make recommendations for acceptance, and serve as professional liaison between facility and contractor during the construction cycle. Determine proper specifications best suited to facility needs for renovations done by department personnel.
    • Maintains department records, reports, statistics, and files as required and performs related duties. Establishes a record keeping system, repair, and maintenance schedules. Prepares project reports and maintains historical data as required. Establishes current files of as-build, schematic, and engineering drawings of plant facilities and equipment, including specifications, operation, and maintenance manuals.
    • Assists Maintenance Workers in performing day to day maintenance and servicing operations throughout facility.
    • Assists in directing safety, fire control and security programs.
    • Other related work as requested or required.

    Requirements

    • Comprehensive knowledge of federal, staff, local standards and codes, and requirements of regulatory and accreditation agencies; standard operating procedures for plant operation; budget development, control, and direction; personnel management; work standards for skilled personnel; material and equipment suppliers.
    • Practice proper work methods, techniques, and compliance with applicable standards and specifications; enforce safety regulations to ensure compliance in providing a safe environment for residents, patients, staff, contractors, and visitors.
    • Be available on-call for campus emergencies.
    • When on call, you will need to be within a 30-minute drive from Hopedale.
    • Must be willing and able to work a weekend, on-call rotation.

    Education and Experience

    • High school graduate or equivalent. Additional courses or training in civil, electrical, and mechanical engineering.
    • At least seven years previous professionally responsible experience in facilities management, or related, including supervisory experience.
    • Additional certifications preferred but not required (i.e.: HVAC, Plumbing, Electrical, etc.)

    Physical Requirements:

    • Frequently lift, push, carry up to 50 pounds and lift up to 100 pounds with assistance.
    • Ability to stand for periods of 3 hours or more at a time, with the ability to climb-ascending or descending ladders, scaffolding, or ramps.
    • Must be able to stoop or bend to work in areas not readily accessible.
    • Must have manual dexterity to reach or grasp with arms and hands.
    • Work in an area that may be very uncomfortable due to extreme temperatures, noise levels, odors, or other conditions.
    • Operate motorized vehicles.
    • Work with hazardous chemicals and/or materials.
