Summary:
The Assistant Portfolio Manager is responsible for the management of residential real estate properties owned and/or managed by the Company. The Assistant Portfolio Manager supervises all aspects of day-to-day operations of the properties, including directing subordinate employees, accounting, tenant relations, maintenance and repair, security, janitorial services, landscaping, etc. The Assistant Portfolio Manager assists in the preparation of the annual budget, reporting and financial performance of the properties within his or her portfolio.
Essential Functions:

Establishes rental rates for management properties by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals.

Develops marketing plans to achieve maximum occupancy and generate revenue growth.

Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services.

Accomplishes financial objectives by ensuring collection of rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.

Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations.

Maintains building systems by contracting for maintenance services; supervising repairs.

Prepares reports by collecting, analyzing, and summarizing data and trends.

Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.

Demonstrates ability to understand financial goals and operate properties in the best interests of the owners and/or the Company.

Generates necessary legal action, documents and process in accordance with State and Company guidelines.

Provides constant vendor/contractor communications concerning scheduling, billing, vendor relations, and certificates of insurance.

Ensures properties are rented to fullest capacity.

Utilizes marketing strategies to secure prospective residents; monitors and analyzes traffic logs, conversion ratios, budget guidelines, renewal information, marketing data, etc., to be able to give up-to-date and proper information when requested by others.

Represents the Company in a professional manner at all the times.

Prepares and implements procedures and systems within Company guidelines to ensure orderly, efficient workflow.

Conducts periodic inspections of properties and tenant spaces to ensure compliance with leases and the proper upkeep of the property.

Uses successful techniques and company directives to screen, hire, orient and train new personnel.

Ensures efficiency of staff through ongoing training, instruction, counseling and leadership.

Prepares correspondence letters to owners and investors.

Prepares daily/weekly/monthly reports as required (traffic, market data, inventory, vacant apartment status, month end, delinquent rent and timesheets).

Complies with all applicable state, federal, and local laws related to the responsibilities of the position, including landlord-tenant laws.

Regular attendance.

Travel as required.

Supervisory Responsibilities:

Depending on the property to which the Resident Manager is assigned, this position may have supervisory responsibilities over one or more subordinate employees.

Four (4) year college degree.

Two (2) or more years of prior proven leadership experience guiding and managing direct reports.

Current California Real Estate License.

Proficient in use of Microsoft Office (Excel, Word, PowerPoint).
