Responsible for managing, evaluating, and monitoring key or complex investment portfolios comprised of bonds, securities, and equity funds in a banking environment. Being a Portfolio Manager monitors daily investment activities to be aware of market changes. Considers legal and tax impact of investment decisions. In addition, Portfolio Manager may manage a team of portfolio manages. Requires a bachelor's degree. Typically reports to top management. Requires Chartered Financial Analyst (CFA) Level 1. Being a Portfolio Manager gains exposure to some of the complex tasks within the job function. Occasionally directed in several aspects of the work.   • Summary:

    The Assistant Portfolio Manager is responsible for the management of residential real estate properties owned and/or managed by the Company. The Assistant Portfolio Manager supervises all aspects of day-to-day operations of the properties, including directing subordinate employees, accounting, tenant relations, maintenance and repair, security, janitorial services, landscaping, etc. The Assistant Portfolio Manager assists in the preparation of the annual budget, reporting and financial performance of the properties within his or her portfolio.


    Essential Functions:

    • Establishes rental rates for management properties by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals.
    • Develops marketing plans to achieve maximum occupancy and generate revenue growth.
    • Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services.
    • Accomplishes financial objectives by ensuring collection of rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
    • Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations.
    • Maintains building systems by contracting for maintenance services; supervising repairs.
    • Prepares reports by collecting, analyzing, and summarizing data and trends.
    • Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.
    • Demonstrates ability to understand financial goals and operate properties in the best interests of the owners and/or the Company.
    • Generates necessary legal action, documents and process in accordance with State and Company guidelines.
    • Provides constant vendor/contractor communications concerning scheduling, billing, vendor relations, and certificates of insurance.
    • Ensures properties are rented to fullest capacity.
    • Utilizes marketing strategies to secure prospective residents; monitors and analyzes traffic logs, conversion ratios, budget guidelines, renewal information, marketing data, etc., to be able to give up-to-date and proper information when requested by others.
    • Represents the Company in a professional manner at all the times.
    • Prepares and implements procedures and systems within Company guidelines to ensure orderly, efficient workflow.
    • Conducts periodic inspections of properties and tenant spaces to ensure compliance with leases and the proper upkeep of the property.
    • Uses successful techniques and company directives to screen, hire, orient and train new personnel.
    • Ensures efficiency of staff through ongoing training, instruction, counseling and leadership.
    • Prepares correspondence letters to owners and investors.
    • Prepares daily/weekly/monthly reports as required (traffic, market data, inventory, vacant apartment status, month end, delinquent rent and timesheets).
    • Complies with all applicable state, federal, and local laws related to the responsibilities of the position, including landlord-tenant laws.
    • Regular attendance.
    • Travel as required.

    Other Functions:

    • Enforces Company policies and safety procedures.
    • Regularly updates job knowledge by participating in educational opportunities, reading professional publications, maintaining professional networks, and participating in professional organizations.

    Mental and Physical Demands:

    • Experiences frequent interruptions; required to meet inflexible deadlines; requires concentration and attention to detail; requires a high level of organizational and prioritization skills; may occasionally deal with distraught or difficult individuals.
    • Requires ability to maintain absolute confidentiality of information received.
    • Required to sit for prolonged periods; exposed to visual display terminal for prolonged periods; dexterity and precision required in the operation of a computer.

    Supervisory Responsibilities:

    • Depending on the property to which the Resident Manager is assigned, this position may have supervisory responsibilities over one or more subordinate employees.

    Desired Core Competencies/Qualifications:

    • Commitment to the Company’s mission.
    • Four (4) year college degree.
    • Two (2) or more years of prior proven leadership experience guiding and managing direct reports.
    • Current California Real Estate License.
    • Proficient in use of Microsoft Office (Excel, Word, PowerPoint).
    • Excellent verbal and written communication skills.
    • Self-motivated with strong organizational, multi-tasking, planning, and follow up skills.
    • Ability to work independently as well as in a team environment.
    • Ability to present self in a professional manner and represent the Company image.
    • Demonstrated leadership and project success are expected.
    • Ability to work in fast paced environment.
    • Ability to establish and maintain effective relationships with co-workers, administrative team, and the public.
    • Self-motivated, punctual, detail oriented, and able to work independently.
    • Must have excellent organizational and interpersonal skills.
    • Two (2) to four (4) years experience in the property management field.
    • Knowledge of multi-family dwelling rentals.
