SMHO is looking for a self-motivated, detail-oriented, team player to join as Real Estate Development Analyst. This position works with the Real Estate Manager assisting them throughout all phases of development including planning, resident engagement, design, entitlements, financing and closing to achieve successful completion, lease-up and close-out. Other responsibilities will include helping to prepare requests for proposals (RFPs), bids and other solicitations, and reporting. The Associate is expected to work effectively with internal and third-party members of a development team including architects, engineers, attorneys, and construction managers.

Job Duties:
- Prepare pro-forma and financial analysis of properties for development or acquisition/redevelopment as applicable.
- Prepare development, renovation, and capital improvement budgets under the direction of the Real Estate Manager.
- Conduct research and market analysis related to new business opportunities, acquisitions, and real estate development.
- Assist with the preparation of debt and equity financing applications.
- Support the team in closing debt and equity financing documents, and due diligence documents required by lenders and investors in connection with refinancing or financial closing.
- Manage and organize the closing document checklist(s).
- Refine and update financial models throughout the development process.
- Maintain a working knowledge of financing resources commonly used for affordable and workforce housing developments as well as the general state of the capital markets.
- In conjunction with the Procurement Specialist, prepares and evaluates RFQs & RFPs.
- Assists the Real Estate Manager in the due diligence process.
- Assist in obtaining building permits and other public approvals.
- Support community development planning efforts working closely with the team, community residents and partners.
- Attend site visits to properties under construction or renovation.
- Oversees construction process or small to medium sized projects.
- Attend OAC meetings.
- Analyze progress against development schedules and update schedules as needed.
- Prepare internal and external development reports.
- Assist Real Estate team and senior staff with special projects and other duties as assigned.
- Other duties as assigned.
Qualifications:
· Bachelors degree in Real Estate, Business, Finance, or related field
· 2-5 years of related work experience
· Requires a valid Colorado driver’s license.
- Excellent computer skills, including experience with financial analysis using Excel or similar spreadsheet program is required.
- Experience conducting research and analysis.
- High degree of self initiative with ability to seek out relevant information. Ability to work independently and proactively, solve problems, and take responsibility for moving tasks forward.
- Strong organizational skills and ability to coordinate and prioritize tasks and meet deadlines.
- Attention to detail.
- Excellent written and oral communication skills

Pay: $31.25 - $36.06 per hour
