Property Acquisitions Manager manages the research, analysis, and negotiating activities required to assess opportunities for acquiring additional locations, land, or buildings. Investigates potential property acquisitions or dispositions. Being a Property Acquisitions Manager performs or facilitates inspections and assessments of possible property acquisitions. Monitors market trends and competitor activities. Additionally, Property Acquisitions Manager structures and negotiates purchase or leasing agreements. Requires a bachelor's degree or equivalent. Typically reports to a head of a unit/department. The Property Acquisitions Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Property Acquisitions Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required.     We are looking for an experienced General Manager for our beautiful student property in Waco, TX. We would like to fill this position as soon as possible and we are looking for qualified candidates interested in relocating if necessary.

    The General Manager is responsible for protecting, maintaining, and enhancing the value of real estate assets to maximize the owner's financial return and for the benefit of the residents, consumers and the community. This is accomplished by direction and coordination of the center's operational activities, leasing, marketing, and overall day-to-day property operations. This requirement represents the property owner to both the residents and the public.

    Job duties for this position are as follows: (to include but not limited to)

    • Demonstrate the ability to understand financial goals, operate asset in owner's best interest in accordance with Policies and Procedures.
    • Maintain accurate records of all community transactions and submit information on a timely basis (i.e. rent rolls, delinquency reports, move in/out reports, and any other reporting).
    • Resolve resident concerns and requests on a timely basis to ensure resident satisfaction with management.
    • Work with Regional Supervisor and HR to consistently use successful techniques and company directives to screen, hire, orient, and train new personnel.
    • Provide support to staff to encourage team work and lead by example to create a harmonious environment.
    • Ensure property is leased to maximum capacity.
    • Maintain records on ALL aspects of management activity on a daily, weekly, and monthly basis while submitting required reports by deadline.

    Required Education and Experience: (to include but not limited to)

    • High School Diploma or GED equivalent required.
    • Four years of experience in property management.
    • 2 of the 4 years required in the role of Property Manager and/or supervisory role.
    • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
    • Courses in real estate and/or college degree preferred.

    Job Requirements: (to include but not limited to)

    • Must be able to work a flexible work schedule Monday thru Friday
    • Weekends may be required
    • On-call duties may be required
