    JOB DESCRIPTION

    As a Property Manager, you will be responsible for managing a portfolio of single-family homes remotely from your home office. This position requires a Colorado Real Estate License (or the ability to get one within 6 mos of hire date) and a minimum of 2 years of experience as Property Manager for Single-Family Homes. The ideal candidate will possess strong critical thinking skills, attention to detail, and the ability to thrive in a fast-paced environment. Plan to spend 80% of your week working in the field.

    COMPENSATION

    $55,000 - $65,000 commensurate with experience; plus mileage

    RESPONSIBILITIES

    • Manage a portfolio of single-family homes, including leasing, rent collection, maintenance coordination, and tenant relations.
    • Conduct regular property inspections and ensure compliance with lease agreements and local regulations.
    • Conduct move-in / move-out inspections and reporting of your findings.
    • Respond to tenant and owner inquiries and resolve issues in a timely and professional manner.
    • Coordinate with vendors and contractors for property repairs and maintenance.
    • Conduct market research and analysis to set competitive rental rates.
    • Prepare and execute lease agreements and rental contracts.
    • Maintain accurate records and documentation related to property management activities.
    • Adhere to all local, state, and federal laws governing Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws pertaining to real estate or leased properties
    • Ability to consistently demonstrate high quality decision making, keen problem solving, and astute analytical skills.

    PHYSICAL DEMANDS AND WORK ENVIRONMENT

    • May sit or stand for several hours at a time
    • Frequently climb up and down stairs and in/out of car multiple times each day
    • Must travel throughout El Paso County using personally insured vehicle; will include adverse weather conditions

    REQUIREMENTS

    • Valid Colorado Real Estate License OR ability to become licensed within 6 mos of hire
    • Minimum of 2 years of experience as a Property Manager overseeing Single-Family Homes
    • Strong critical thinking skills and attention to detail
    • Ability to shift gears and multi-task in a fast-paced environment
    • Comfortable working from your car and home with a dedicated home office space free of distractions
    • Computer literacy: ability to comfortably navigate new technology and a strong competency in MS Office
    • Excellent communication and interpersonal skills
    • Good organizational and time management skills
    • Reliable computer and Internet
    • Reliable transportation, valid driver's license, and appropriate auto insurance; required to have a rental car available if your POV becomes unusable
