Now Hiring! Part-Time Residential Assistant Property Manager for surrounding residential and apartment living community near Shelbyville, IL area. Facilities include club house, fitness room, pool, tennis, basketball and fully landscaped open space to service our nearly 200 residences. Assistant manager will report to our Property Manager of Residential Properties throughout daily operations.

Schedule: 20-25 hrs/each week.

Seeking a professional candidate with assisting leasing property experience to maintain and supervise office environment and have responsibilities including but not limited to the following:

• Marketing and rental/leasing of one & two bedroom residences, while keeping unit turnover and vacancy within plan
• Processing of tenant applications and credit/background verifications along with responding to tenant inquiries
• Reviews all residents’ leases and related forms and administer all legal rights of the property, including appearing in court, if necessary, for all eviction proceedings
• Maximize gross rent collections on a timely basis and minimize vacancy loss, delinquency and expenses
• Maintaining a clean, visually pleasing & secure property that shows as a desirable place to live
• Have a thorough knowledge of the area where the community is located, including schools, shopping, eateries, highway access, competitors, etc.
• Routine inspections of all Units on six-month intervals, at time of leasing and at lease expiration, plus continual inspections of Interior and Exterior Common Areas. Daily Inspections of all areas are necessary to ensure our high-level proactive maintenance standards.
• Management and training of on-property staff; ensure standards and expectations are set and met using applicable procedures, manuals and guidelines
