• Expert knowledge of building codes & zoning resolution
• Ability to perform code and zoning analysis and prepare comprehensive, detailed & professional communications
• Maintain excellent communication with clients and attends meetings and conference calls.
• Utilize professionalism when dealing with co-workers and clients
• Proficient with all NYC codes, zoning resolution, memorandums, building bulletins, TPPN’s.
• Knowledge of CO requirements.
• Understanding of relationships between city agencies.
• General understanding of all application filings.
• Full understanding of how all agencies work (DOB, DOT, FDNY, DEP, Landmarks, etc.).
• Prepare CCD-1/ZRD- 1.
• Analyze and resolve objections.
• Prepare arguments for code and zoning determinations.
• Provides support for all filings to all Project Managers, Project Coordinators, and Partners.
• Scopes new projects.
• Understanding of the concepts of construction.
• Understanding of what processes, forms, and filing is necessary as a result of a review of plans.
• Keep abreast of new updates in code/zoning bulletins and provide updates to KM Office
• Manage ALT-1, ALT-2, and New Building Projects.
• Meets with DOB commissioners.
• Ensures all billing is added on the day of completion to the code & zoning billing file.
• Financial Management of project budgets and billing.
• Preparation of RFP’s and Change Orders.
