What does an Negotiator do at companies like BLUEHUB CAPITAL?

BlueHub Capital, a nonprofit Community Development Financial Institution (CDFI) with a 35-year track record of building healthy communities through socially responsible lending and investment, is seeking a Negotiator for the SUN Initiative, an innovative program that helps individuals and families who are facing foreclosure or eviction remain in their homes with mortgages they can afford.

SUN purchases foreclosed and distressed homes at discounted values and resells them with mortgage financing to their existing occupants. SUN currently serves families in communities throughout Massachusetts, Maryland, Illinois, Rhode Island, New Jersey, Connecticut and Pennsylvania. Since its launch in 2009, SUN has helped over 1100 families remain in their homes.

Primary Duties and Responsibilities

The Negotiator will report to SUN’s Negotiations Manager. She/he will interact daily with potential borrowers, real estate agents, representatives of financial institutions and investors, servicers, third-party representatives, and the SUN team to assist in negotiations, questions related to title and closings. 

  • Negotiate offers to purchase properties with a financial institution/servicer/investor.
    • Review of appraisal and market data to determine offer/counter offer.
    • Consideration of approved loan amount and assessment of additional liens, repairs, etc.
    • Prepare offer package, collect EMD and negotiate second liens.
    • Finalize P&S.
  • Support the closing team in resolving title disputes and issues arising from closings.
  • Update Encompass with all relevant information in order to track work flow, work collaboratively with all members of the SUN team and generate timely reports.
  • Build relationships with partners within financial institutions, servicers and investors as well as brokers, and other third-party representatives.
  • Actively participate in team meetings.
  • Assist with special projects and tasks, as needed.

 

Required Experience and Qualifications:

The successful candidate will have the following experience:

  • Experience with the successful negotiation of residential real estate offers, purchase and sale agreements and other liens.
  • Experience in real estate closings and resolution of title issues.

 

The successful candidate will have many of the following qualifications and attributes:

  • Bachelors’ degree with advanced degree (JD or business) preferred
  • Established interpersonal skills focused on listening and responding while also efficiently moving toward a successful resolution
  • Strong time management skills that include multi-tasking and meeting deadlines
  • Excellent oral and written communication skills
  • Ability to focus on accuracy and getting the details correct while dealing proactively and quickly with challenging negotiations, closings and loss mitigation issues
  • Exposure to and interest in serving communities often underserved
  • Ability to learn all relevant aspects of the SUN process and the mortgage process
  • Commitment to the mission and goals of BlueHub Capital
