Floating Property Manager –

The Property Manager will have the full responsibility of managing daily operations including oversight of the Maintenance Manager and service team. Primary responsibilities include managing staff performance, maintaining community to brand standards, marketing and leasing effectiveness, resident retention and satisfaction, management of property financials, and management of lease documents and audit compliance.
Responsibilities:
- Supervise leasing and maintenance staff including delegating work, reviewing work, maintaining deadlines, training and scheduling.
- Maintain property occupancy by effectively retaining residents and successfully marketing property to attract new residents.
- Approve lease applicants.
- Evaluate current market conditions and competition.
- Increase revenue while maintaining controllable expenses including revenue collections and delinquency control.
- Provide customer service to residents resolving any issues that may occur and ensuring maintenance completes service requests.
- Coordinate resident activities and correspondence (i.e., monthly newsletters).
- Contact and negotiate with vendors.
- Ensure that all property reporting is completed in a timely manner (i.e., financial reports, marketing reports).
- Operate within budget and purchasing guidelines.
- Maintain curb appeal by walking/inspecting property and vacant units.
- Conduct Human Resources functions; recruiting, interviewing, performance reviews, salary reviews, explanation of benefits, new hire orientation, terminations.
- Ensure company policies and procedures are met.
- Attend court proceedings, as necessary.
- Coordinate and lead staff meetings, as necessary.
- Assist other properties, as necessary.
- Completion of internal training for market-rate (i.e. Navigation and Prospects, Move-ins and Rents, Move-outs).
- Other responsibilities as assigned/needed.
Qualifications:
- High school diploma/GED, Bachelor’s degree strongly preferred
- Three to five years of experience in multifamily property management along with one to three years of supervisory experience REQUIRED, or an equivalent combination of experience and education
- Valid driver’s license from the state of residence REQUIRED
- Bilingual- English/Spanish (a plus)
- Yardi Property Management Software - preferred
- Strong familiarity with Fair Housing laws
- Ability to work a flexible schedule including weekends and holidays
- Proficiency in Microsoft Office and property management software
- Ability to push/pull/lift up to 25lbs
