Facilitate equipment maintenance, changes, and improvements. Work with Team Leader, impacted occupants within the administrative buildings and grounds areas, Engineering, and Maintenance Coordinator in the LOTO and preparation of departmental equipment for maintenance work. Must be able to operate a wide variety of equipment related to typical building systems including: HVAC, chillers, hot water, chilled water, potable water distribution, steam distribution, condensate, domestic waste systems, and basic knowledge of the associated control systems. In addition, provide oversight for the site-wide Contracted Service providers to ensure safety, quality, and scope of work meet expectations. RESPONSIBILITIES Facilities Management (44428) owned buildings and grounds areas (50%) Provide operational technical maintenance support in the following areas: o Administrative Buildings: T8, T7, T30, T45, T70, T126, T133, Fitness Facility in T71/B, T26 Vehicle Maintenance Shop o Common Grounds Areas: Pipe arbor structure, parking lots, shared roads, sidewalks/walkways (not dedicated to a single dept.), perimeter fence lighting in common areas, etc. Primary contact for operational troubleshooting issues and can independently trouble shoot and resolve most routine problems, elevating issues to the next level when appropriate Enter notifications into CMMS for maintenance work in FM areas Partner with engineering, maintenance, and reliability to address, investigate, and resolve equipment related issues Be a positive influence in coordination of maintenance activities in the department, driving implementation and ensuring area readiness through communication with impacted occupants when applicable Complete USWP for all work in FM areas, including work requiring special permit sections Execute LOTO of equipment for maintenance activities Partner with plant engineers and maintenance coordinators to complete a variety of maintenance and capital projects in FM areas Understand and comply with plant safety policies with regards to daily safety practices Participate on Tippe Safety Chair Committee as FM safety representative Transfer knowledge of systems and equipment capabilities to maintenance as needed to perform activities. Develop maintenance procedures or work instructions as necessary Address and respond to all BSafe notifications in FM areas Be knowledgeable of the departmental budget and be cognizant of the financial impact when making day-to-day decisions Actively seek ways to reduce costs and make the working environment safer Be a positive supporter of departmental and/or site goals and work toward their effective implementation Document work appropriately and according to any procedural requirements · Update and maintain documentation for FM equipment Summarize observations and activities both verbally and in writing when appropriate Understand relevant policies and procedures and apply them to the job Work well with others e Respect diverse opinions Respect confidentiality Accept responsibility for personal actions Enthusiastic about self-development and learning Facilities Management (FM) Site-wide Services (40%) Provide oversight and address day-to-day issues for all site-wide 44428 service providers (grounds maintenance, snow removal, café, uniforms, janitorial, vehicle maintenance, pest management, non-hazardous waste disposal, recycling collection/disposal, bottled water, and fuel/gas for vehicles/equipment) Attend monthly or quarterly meetings with Team Leader and service provider Monitor outsourced service providers to ensure services meet Evonik expectations for scope of work, safety, and quality Follow all requirements for contractor management at Tippe Update Pest Management Area Contact List as needed and file in Library Manage annual license plates and insurance card renewals for site vehicles Manage/maintain vehicle Titles and Elevator Permits for site Manage Tippe database for drivers of company owned vehicles, issue Emkay driver consent forms and update driver’s license expiration dates. Complete monthly RCRA checks for gas pumps and oil in T26. Monitor battery disposal process by contractors in universal waste area in T96 to ensure regulatory compliance for disposal Complete weekly inspection of roll-off dumpsters and contact vendor when full Partner with Administrative Assistant to manage surplus uniforms for site use Assist project manager/area rep for office reconfigurations o Manage surplus furniture inventory (currently in T126) Enter purchase requisitions and manage procurement card transactions for 44428, trouble-shoot invoicing issues Participate and lead continuous improvement projects for FM areas Participate in updating and maintaining FM documentation Participate in the RFP process for bidding site-wide services and executing transition plans as needed Administrative (10%) Complete training, attend meetings, complete Performance Management process, and other administrative tasks expected of all Evonik employees Quality Each individual is responsible to meet fundamental cGMP requirements relating to their conduct and work practices to ensure the SISPQ (Safety, Identity, Strength, Purity, Quality) of the products manufactured at Evonik Tippecanoe Laboratories. This includes but is not limited to the following: Adherence to all written instructions. Timely reporting of all deviations to supervision. Training on each activity is completed and current and that each employee understands their assigned duties. Strict documentation practices are followed to ensure that all steps of the operation are appropriately documented. Ensure to maintain the work area in a state of cleanliness and sanitation through good housekeeping practices and applying good personal health practices. Ensure the security and safety of the product through the reporting of any potential risk to supervision immediately. Ensure the safety of the personnel and product by wearing proper PPE (Personal Protective Equipment) according to the operation being executed. Each individual should report any action that they believe could impact the SISPQ of any product immediately to supervision. Environmental, Safety, Health, & Security (ESHS) Adhere to ESHS programs, rules, & procedures. Assume personal accountability for individual behaviors related to ESHS activities. Have the appropriate knowledge and tools prior to performing a task. Complete all required ESHS training and remain current with applicable learning plans at all times. Report all injuries to Employee Health Services or Security and supervision within the same shift of the incident occurring. Inform direct supervision of any ESHS hazards or concerns in the workplace. Provide feedback and coaching to coworkers on both safe and unsafe behaviors and conditions. Actively participate in the ESHS management system as directed by supervision. REQUIREMENTS High School Diploma or equivalent and 10 years maintenance experience in an SAP environment, preferably in a GMP setting preferred. Ability to complete LOTO’s of all equipment in Facilities Management areas.
