99 Ranch Market – Headquarters is Now Hiring a Tenant Coordinator
T he Tenant Coordinator will be responsible for construction execution, tenant communication, and processing of Tenant Improvements (TI) for all new tenants. This role will act as the primary liaison between Tawa and the tenant from the point of lease execution, the time the space is delivered by the Property Manager according to the work exhibit, the time final documents are received, the time tenant construction has completed up until the time tenant has open to the public for business.
Responsibilities will include:
Track all deals after lease execution
Obtain tenant contact information and populate in files
Collect and validate all required construction documentation from the tenant
Process reimbursements/payments
Collect construction drawings and sign renderings from the tenant and forward to CPM for
approval
Coordinate the transfer of utility accounts for tenants moving in/moving out
Track the permitting process by each tenant
Monitor critical milestone dates to ensure timely completion of work
Coordinate with CPM to review and approve tenant construction-related documents
Coordinate with CPM and GC during tenant construction timeline
Oversight of small tenant remodel and construction related projects
Minimum 50% travel is required including out-of-state
Qualification, Knowledge, skill & Abilities
Bachelor’s degree or equivalent, relevant experience
5 years of relevant experience
Prior experience with construction document review, inclusive of certificates of insurance,
contractor indemnity and lien releases
Ability to read and understand construction drawings
Retail real estate construction experience is strongly preferred
Ability to effectively communicate and interpersonal skills to critical thinking, multi-tasks
and customer service skills
Bilingual (English, Mandarin), a plus
SAP knowledge, a plus
