A Maintenance Technician is a thorough professional with a practical mind and attention to detail. The ideal candidate will be able to work autonomously and responsibly by observing all health and safety guidelines.

Essential Functions:
The job of Maintenance Technician was established for the purpose/s of providing maintenance services as needed and/or assigned, assisting in a wide variety of maintenance activities, addressing immediate operational and/or safety concerns, assisting skilled trades and ensuring that tools, materials and vehicles are maintained in good working order and are available at the job site when needed. Not all duties assigned to every position are included, nor is it expected that all positions will be assigned every duty.
  • Leading by example and being a role model for the standards and behaviors consistent with the core values and culture of the Company.
  • Showing care and concern for our residents through timely follow up and meticulous completion of service tickets.
  • Handling all aspects of maintenance for the community.
  • Preserving the value of the community by consistently executing on preventative maintenance programs.
  • Preserving the beauty and safety of the community to include general upkeep, cleanliness, grounds maintenance, amenity maintenance.
  • Monitor and direct scheduling of all maintenance personnel and vendors to company policies and procedures.
  • Track inventory for repairs and maintenance.
  • Responsible for troubleshooting and repair all mechanical systems, service requests, and reporting of potential liability concerns or safety hazards.
Responsibilities and Duties:
  • Practice and adhere to Company Service Standards.
  • Conduct business always with the highest standards of personal, professional and ethical conduct.
  • Perform or assist with any operations as required to maintain workflow and to meet schedules.
  • May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
  • Ensure all safety precautions are followed while performing the work.
  • Follow all policies and Standard Operating Procedures as instructed by Management.
  • Perform any range of special projects, tasks and other related duties as directed by the Community Manager.
  • Other duties, responsibilities and special projects as directed by the Community Manager
Tools and Equipment:
Computer, phone, cell phone, printer, office equipment, tools.

Physical Requirements and Work Environment:
Work involves moderate to heavy work in all types of weather. There is frequent need to stand, stoop, walk, lift heavy objects (up to 50 pounds)
and perform other similar actions during the workday.

Knowledge, skills and Proficiencies and Skills:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required.
  • 2 years of experience in facilities and/or residential building maintenance
  • Knowledge of risk management, OSHA and MSDS
  • A safety mindset and an eye for detail
  • A builder’s mentality (know it like you built it!)
  • Excellent communication skills, both written and verbal
  • A sharp professional appearance
  • Strong Knowledge with the Microsoft Office suite especially Word, Outlook and Excel. Comfort using various technology platforms, apps and computer programs
  • Availability for emergency situations at the property, including an on-call rotation
  • Excellent people skills, team building skills and conflict management skills
  • Excellent written and verbal communication skills
  • Ability to make sound business decisions and work effectively with little or no supervision
  • Strong Time Management skills
  • Strong Problem Solving and Conflict Management skills
  • Ability to successfully work with a wide range of personnel including vendors, personnel, office staff and all levels of management personnel
Minimum Qualifications: High School diploma or GED and Two(2) years Facilities/Residential maintenance experience, or any equivalent combination of training and experience. Pool maintenance experience preferred. A valid Florida driver's license is required.

Job Type: Full-time Monday-Friday 8:30am-5pm
